P ennsylvania Makes way for 470,000 s/f flex industrial center inHanover Twp. J.G. Petrucci begins demolition work at 3 building structure

ANOVER TWP., PA — J.G. Petrucci , one of the region’s
leading development and de- sign/build construction firms, started demolition on Guard- ian Life Insurance’s former Lehigh Valley office building located at 3900 Burgess Place in Hanover Twp. The firm will demolish the 196,823 s/f, three building structure, to make way for a three build- ing, 470,000 s/f, flex industrial center that will be branded as Lehigh Valley Flex Center. Lehigh Valley Flex Center will address the need of users in the region seeking flexible lease options for require- ments that range from 50,000 s/f – 160,000 s/f “An important and often over- looked element of economic de- velopment is the redevelopment of brownfields and the rehabili- tation of vacant buildings into new, vibrant uses for the re- gion,” said Don Cunningham , president and CEO of Lehigh Valley Economic Develop- ment Corporation . “We’re grateful that J.G. Petrucci has once again breathed new life into another Lehigh Valley property, particularly one that serves the growing need for smaller indus- trial flex space in the region to meet manufacturing demand.” Constructed in 1983 and situated on 31 acres, the former Guardian office building fea- tured a dated design comprised of private office spaces, confer- ence rooms, cubicles, limited day light, and restricted views of the outdoors. As one of the largest employers in the Le- high Valley, the company chose to construct a new building to attract new talent from the local community and raise the bar on what employees should expect from the work place. The new building enabled all of Guardian’s regional employees to be consolidated under one roof and promotes a more col- laborative work environment. “This building really became obsolete over the years and we look forward to replacing it with a highly functional com- plex that will serve user’s de- mand for manufacturing and warehouse spaces available for lease in the 50,000 - 160,000 s/f range,” said JimPetrucci , founder and president of J.G. Petrucci Co., Inc. J.G. Petrucci began demoli- tion at 3900 Burgess Place in Q1 of 2019 and will deliver building one in Q4 of 2019.
