The Sitex Group acquired 223 Veterans Blvd. in October of 2017 with the goal of creating a renovated industrial space in line with the demands of the small to medium-sized indus- trial user. Updates included renovations to the property’s 5,000 s/f of office space and add- ing modern warehouse lighting to the industrial space. 223 Veterans Blvd.’s adapt- ability for a wide range of industrial uses and its loca- tion made it an ideal leasing opportunity for NIS CP Corp., an e-commerce company that was looking to consolidate their operations into a larger space from two separate locations in Englewood and Palisades Park. “We have seen demand for small and medium-sized in- dustrial product continue to drive leasing velocity in the Meadowlands submarket,” said Lundberg. “Flexible spaces like 223 Veterans Boulevard can meet the space needs of a wide variety of tenants and are increasingly in short sup- ply throughout the market. We were happy to work with the Sitex Group, one of the area’s premier industrial owners, to effectively market the building and secure a high-quality ten- ant for our client.” 

NAI James E. Hanson’s John Schilp represented t he s e l l e r , Darl Enter- prises, LLC, in the sale to Flag- staff Extreme, LLC. Flagstaff Extreme is an ex- treme adventure course located in Flagstaff, AZ. The Arizona based buyer has similar parks throughout the mid-west and was looking to expand their operations into the northeast. The two vacant land parcels were listed separately with the option to purchase together. The smaller of the two parcels, at .17 acres, offers high visibility frontage on Rte. 46. The larger parcel, at 48 acres, is heavily wooded with steep slopes, and has already been approved for a zip line recreation park. The parcels are conveniently located between Rtes. 80, 46 and 10 and offer a prime location less than an hour from NYC. “The prior approval for this land to be converted into a zip line recreation park provided us with a unique selling propo- sition,” said Schilp. “We were able to leverage the location and strong demographics surround- ing the area, in addition to the John Schilp Kenneth Lundberg

The thoughtful, modern design makes it a real stand-out in the market.” In six months, the CBRE team negotiated the follow- ing new leases, all were fully preleased: • DDMG, Inc. leased 27,440 s/f. JLL represented the tenant in the lease negotiations. • GOAT, an online high-end sneaker marketplace founded by Eddie Lu, inked a 27,537 s/f lease in direct negotiations with the CBRE team • W Showroom, online wom- en’s fashion company leased 18,390 s/f of space at the prop- erty. • The Alvin Ailey Dance The- ater leased 17,583 s/f of space in a represented by Avison Young . • KM Productions, an indus- try-leading event production services and equipment com- pany, leased 14,305 s/f of space. The Blau & Berg Company represented KMProductions in the negotiations. Built in 2018, 1 County Rd. is a two-property, 242,000 s/f, state-of-the-art complex lo- cated in the heart of Secaucus. The properties are comprised of 15 class A units located min- utes fromNYC, the NJ Tpke. 
