Bussel Realty leases 23,567 s/f at 1600 Lower Road in Linden Bussel Realty brokers purchase of 1776 South Second Street in Piscataway
ISCATAWAY, NJ — Bussel Realty Corp. (BRC) announced its arranged the purchase of 1776 South Second St. in Piscat- away, a 127,000 s/f industrial building, for $9.8 million. James Hodgkins , vice president of BRC, along with Progressive Realty repre- sented the buyer, Real Pro Piscataway. The seller, Gold American, LLC, was repre- sented by Preferred Indus- trial . "Real Pro Piscataway will utilize the facility as a long- term stabilization invest- ment," noted Hodgkins. "The property’s location and fea- tures were important to the company in best servicing its clientele in the area.” Sitting on 14 acres the in- dustrial property is located near Rtes. 28 and 22, and I-287 with access to Exit 10 of the NJ Tpke. The property features 2,000 s/f of offices, eight load- ing docks, two drive-in doors, 20-foot ceiling heights, free surface parking and 200 amps P
of power. In a separate transaction, BRC leased 23,567 s/f of in- dustrial space at 1600 Lower Rd. in Linden, a 213,918 s/f industrial property. David Blitt , senior vice president, and Peter Ander- son , vice president, of BRC represented the tenant, VNS Express. The owner, 1600 Lower Road Association LLC, was represented in-house in the transaction. “VNS will use the facil- ity for warehousing. The site is centrally located to serve customers at the ports, New York City and Northern New Jersey,” noted Anderson. 1600 Lower Rd. is located near Routes 1 and 9 with access to the New Jersey Turnpike and the Goethals Bridge to Staten Island and Brooklyn, New York. Sitting on 38.6 acres, the property totals 213,918 s/f and has 17- foot ceilings, 36 by 40 column heights, two drive-ins, 36 ex- tended loading docks and 200 amps of electric power.
In addition, Bussel Realty Corp.was named the agent for 120 Jersey Ave. in New Bruns- wick, a 100,000 s/f distribution facility. BRC senior vice president Leo Esses , vice president Su- zanne Tharaldsen , and sales associate Ilan Tabbouche will spearhead marketing the property which is available for sale or lease. “Located in a Grow NJ and UEZ Zone, 120 Jersey Ave. offers a great opportunity for mid-size and large users seeking a location with access to the New Jersey Turnpike, Route 1, and a 30-minute drive to the Ports,” commented Es- ses. “Companies relocating are eligible for unprecedented grants, financial incentives and tax credits for 10 years for those who qualify.” 120 Jersey Ave. totals 100,00 s/f with 11,748 s/f of office on two floors. The property has four tailboards, one drive-in, 14- to 24-foot high ceilings, 4,000 amps of power and 118 parking spaces.
