We commit to minimize waste generated at our properties through waste reduction, recycling, composting, donation, and other initiatives to divert waste from landfills. Our Waste Management Policy outlines the necessary steps for implementation, and delegates responsibilities and provides training to our property managers, project managers, custodial staff, tenants, and third-party waste vendors to improve waste diversion. We place clearly labeled, accessible bins for trash, paper, and combined plastic, metal, and glass recycling at all of our assets and loading docks and comply with applicable local codes and regulations. We provide an array of education and engagement programs for our tenants on topics such as recycling, composting, donation programs, and special diversion of regulated waste such as lamps, batteries, and electronic waste.
We recycle tenant waste and construction debris throughout our entire portfolio. Our goal is to increase recycling diversion rates and the types of materials recycled, both in daily waste and in renovation and new construction, by 5% annually.

9 ESRT commercial office utilization increased approximately 30% over a five-day average (Monday–Friday) and three-day average (Tuesday–Thursday) in 2023 compared to 2022. This occupancy increase contributes to increased emissions, energy and water usage, and waste generation. The data above represents the utility usage of our office and multifamily portfolio. Data is absolute, and is not normalized for weather, occupancy, or other variables which impact usage and are not based on the impacts of efficiency efforts.
