Quarterly Waste Audits We partner with our waste consultant to complete waste audits at 100% of our commercial portfolio to verify and understand the waste diversion performance at our buildings and identify opportunities to increase diversion rates. Audits are offered to our tenants.
Building Staff Engagement Our building staff annually receives training on waste management best practices to ensure that waste and recycling is handled correctly from start to finish. Training includes every step of the process from occupants to property managers, porters, cleaning staff, and waste haulers for continuous improvement. Our multifamily employees take an active role in weighing each building’s waste weekly to track and report diversion. Composting We began the implementation of building- wide composting at our commercial properties in 2023. Tenants’ organic waste is picked up five times a week from their spaces with complimentary compostable liners, signage, and education. We plan to implement composting programs across our entire portfolio in 2024.
WASTE
We deploy proactive practical waste diversion strategies that meet or exceed local regulations. We identify opportunities to track and report waste at each property to ensure that all waste is collected and diverted in accordance with our guidelines. • Offer furniture reuse and custom donation programs of our and our tenants’ furniture, supplies, and products • Pilot waste management strategies in 2023: – Worked with a program that uses scales to help track diversion to help measure real-time data management of waste – Custom waste diversion recommendations for tenants – Tenant initiatives to convert to centralized waste management system • Multifamily waste weight data collection system and plan to launch a composting program in 2024 • Complimentary electronic waste collection quarterly for all tenants • Align with LEED Existing Buildings: Operations and Maintenance • All tenant fit-outs or construction projects have set specific targets for waste reduction, recycling, and reuse. All projects must aim to have a minimum of 50% waste diversion, which is tracked with monthly logs.
Tenant Pilot Waste Management Programs
Tenant Engagement and Education We provide education on waste management and recycling practices to ensure that our tenants are equipped with the knowledge to reduce waste. All tenants receive training, tips, and signage at annual town hall meetings and are offered custom private employee engagement and training access. We partner with tenants to deploy waste management and composting programs to reduce the amount of landfill and food waste. We performed pilots in three commercial buildings in 2023. Participation includes LinkedIn, JCDecaux, COTY, Clearview Healthcare Partners, iCapital, ZS Associates, and Playfly.
