Data-Driven Performance ESRT continuously measures, manages, and evaluates performance against our goals. We use data management platforms and technologies to provide advanced analytics and insights to inform and improve our performance. We leverage industry-recognized frameworks and standards, which include GRESB, SASB, TCFD, ISSB, SBTi, and GRI to inform our strategy and evaluate progress against our goals. Annually, we calculate GHG emissions in alignment with the WRI GHG Protocol for each property and for the entire portfolio. We utilize software platforms that produce key insights and analytics of BMS data to provide RTEM, automated interval meter data, peak load management, and energy and water consumption across the portfolio, all of which is reported in ENERGY STAR Portfolio Manager. TECHNOLOGIES AND PLATFORMS LEVERAGED • Portfolio-wide BMS upgrades and advanced ASHRAE Guideline 36 controls sequence updates • Extensive submetering of electricity and water • Real-time meters for all properties’ whole building usage and for major submetered systems • Pilots to submeter discreet tenant loads such as lighting, HVAC, servers, pantry equipment, and plug loads • Artificial-intelligence-based software to detect and mitigate unnecessary water usage and potential leaks • M&V in real time with weekly reports and reviews

ENVIRONMENTAL MANAGEMENT SYSTEM

We use an Environmental Management System (EMS) to formalize our sustainability strategy. We align with ISO 14001: 2015 international standard and ISO 50001 for our environmental and energy management systems.

In 2023, ESRT launched an advanced analytics software for intensive performance optimization across our entire commercial portfolio. This Master System Integrator enables ESRT to view, trend, and manage building performance on one platform. It serves as the portfolio’s command center, where hundreds of thousands of data points are reported in real time. It overlays onto our buildings’ BMS to provide Fault Diagnostics Detection (FDD) and continuous digital commissioning. It allows ESRT to tie in multiple additional technologies and applications, such as lighting controls, tenant energy controls, preventative maintenance, and document management onto the system for intensive review and management.
