Indoor Environmental Quality Delivery of the highest caliber IEQ has been a key tenet of our sustainability strategy for more than 15 years. Our industry- leading, comprehensive, state-of-the-art program focuses on operational best practices to ensure healthy and productive spaces. These best practices include the use of MERV 13 filters in 100% of ESRT units, ASHRAE 62.1-compliant ventilation, bipolar ionization active air purification technology, daylight, CO 2 sensors, green cleaning practices, integrated pest management

strategies, low or no VOC’s and no Red List materials allowed, and annual comprehensive third-party air and water quality testing. Our CO 2 sensors measure CO 2 in real time to manage towards a goal of 750 ppm, the optimal level for buildings that has been cited in studies to allow employees to perform 50% better on cognitive tasks. 13 We continually test, pilot, vet, and implement IEQ strategies and technology across our portfolio for the health and well-being of our tenants. We create opportunities for our tenants to interact and share social enjoyment while staying well informed on all building services. Our ESRT+ Tenant App is a key part of our continuous efforts to improve the tenant experience with enhanced communication and easy access to resources such as mobile key access, building services, dining and retail services, perks and events in our neighborhoods, and networking capabilities to connect with other tenants in the building. We also provide services for tenants to easily reserve conference rooms, arrange on-site catering, and much more. ESRT engages our tenants to actively participate in the community through events that include tenant blood drives and donation campaigns such as a back-to-school supplies, coat, and Toys for Tots toy drives at each of our commercial properties. Tenant events such as Earth Day and our Holiday Market are hosted with local, sustainable businesses so that our tenants may discover responsible companies with lower carbon footprints and support local businesses in our community.

Amenities and The Campus We operate and design our buildings and amenities to build a culture of health that accommodates our tenants’ needs and establishes an inclusive, engaged community. The Empire State Building features over 65,000 square feet of amenities which include a state-of-the-art fitness center, a private conference center, and seven in-building dining options. A 400+ person all-hands lounge, basketball and pickleball courts, and two golf simulators will be open to all tenants in summer 2024. Our tenants that are a part of The Campus, which includes our Broadway properties, 111 W. 33 rd Street, and 501 7 th Avenue, will soon have access to an 7,400-square-foot rooftop lounge to relish the greenery, sunshine, and fresh air with iconic New York City and Empire State Building views in autumn of 2024. In 2023, ESRT added a tenant lounge and wellness area at 250 W. 57 th Street and an all-hands meeting room area and lounge at 1400 Broadway.
