MONITOR ENERGY CONSUMPTION
REDUCE PEAK DEMAND AND IMPROVE GRID RESILIENCE Demand Response programs reduce our energy consumption, costs, and emissions and alleviate pressure on our electric grid to prevent blackouts and brownouts and minimize the use of inefficient peaker plants. 100% of our commercial properties in the NY region participate in Demand Response and demand management programs.
RENEWABLE ENERGY We offset our emissions through Green-e certified RECs. Since January 1, 2011, the Empire State Building has purchased over 41,000 MWh of RECs to offset 100% of the electricity used in the building and nearly 17,000 MTCO 2 e. As of January 1, 2021, we offset 100% of the electricity used in our commercial portfolio through clean renewable wind power RECs.
We leverage advanced analytics for energy and emissions performance in real time and track energy data in ENERGY STAR Portfolio Manager to understand performance. 100% of our electric usage comes from the grid.

We focus our efforts on ROI-driven energy efficiency strategies, cutting-edge technology, and advanced analytics to achieve portfolio- wide quantifiable performance improvements. Our holistic energy efficiency approach is as follows:
EVALUATE PERFORMANCE We perform energy audits and perform continuous retro- commissioning and measurement and verification to monitor and trend the performance of our energy and emissions reduction measures. 100% of our commercial properties have conducted energy audits in the last three years, and our energy audits exceed the American Society of Heating, Refrigerating and Air-Conditioning Engineers (ASHRAE) Level 4 guidelines as they are the basis of our ESRT 2.0 Decarbonization Roadmaps for each building.
TENANT ENGAGEMENT We partner with our tenants to educate and collaborate with them to drive ROI-based energy efficiency initiatives and sustainability practices.
REAL TIME ENERGY MANAGEMENT
In 2022, ESRT is the first company to be awarded the new NYSERDA RTEM for its leading programs to partner with tenants to reduce and manage energy usage.
Real-time energy consumption feedback allows us to realize cost and energy savings opportunities. We partner with NYSERDA to implement RTEM incentives for controls upgrades, chiller plant optimization, tenant energy management, tenant air handling units, lighting controls, plug load monitoring and controls, and ongoing services that use predictive analysis and diagnostics.
