You can save up to $1 per square foot on your energy bill through the implementation of our High Performance Guidelines. Our in-house sustainability team offers recommendations for plug load management, lighting, data management, and other energy efficiency opportunities.

ESRT 2.0: LOCAL ACTION, GLOBAL IMPACT

Modeled after our innovative retrofit at the Empire State Building, ESRT published the “Empire Building Playbook: An Owner’s Guide to Low Carbon Retrofits” that outlines ESRT’s step-by-step plan and energy efficiency projects to reach Net Zero.

ENERGY EFFICIENCY TIPS • Shut down your computer when it is not in use to reduce energy consumption 85%. • Turn off your monitor and task lights when you leave the office. • Unplug power strips at the end of the day! 75% of the electricity used to power electronics is consumed while the products are turned off. • Set computers to energy saving mode to reduce energy wasted when not in use. Monitors or computers on stand-by can still consume 30% as much electricity as normal use. • Make the most of natural light and turn off lights when you don't need them. • Ensure all areas in front and on top of vents are clear of furniture and paper to not disrupt the heating and cooling systems. • Keep doors and windows closed in hot or cold weather , as they can cause an overuse of HVAC systems and wastes energy. • Lower blinds in the summer and raise them in the winter to save energy to reduce the burden on heating and cooling systems. • Replace end-of-life computer monitors with ENERGY STAR qualified liquid crystal display (LCD) flat screen monitors. LCD monitors provide up to 70% power savings and up to twice the lifespan of conventional CRT monitors. • Purchase ENERGY STAR qualified copiers, printers, and appliances. • Place equipment away from the location of area thermostats , such as copy machines and similar equipment, as their heat production can cause a false ambient temperature reference for the thermostats.

WATER • We aim to reduce water usage 30% by 2035.

• ESRT’s water efficiency initiatives include WaterSense low-flow fixtures, ENERGY STAR certified products, real-time metering, and machine- learning monitoring software.

• WaterSense-labeled fixtures can save 20% more water than typical plumbing fixtures.

• ENERGY STAR labeled dishwashers use less than 1.6 gallons of water per rack and save 20% in water costs.

• Load dishwashers to capacity before you run them. • Replace end-of-life kitchen appliances with ENERGY STAR qualified models. • Look for and report water leaks to the building team as soon as possible. • Install filtered and carbonated water stations instead of bottled beverages. BIODIVERSITY

BIODIVERSITY HONEYBEE APIARIES

ESRT maintains four successful apiaries, which house approximately 200,000 honeybees , at the Empire State Building, 111 W 33rd Street, 1350 Broadway, and 501 Seventh Avenue – with more to be installed in 2024! Honeybees are a vital part of our ecosystem. Pollinators produce a third of the world's food supply and half of the world's oils, fibers such as cotton and other raw materials, and medicine. Each apiary produces approximately 100 jars of honey each harvest season that we share with our tenants to raise awareness of the importance of urban biodiversity.
