MARKET INSIGHTS

As we head into Fall of ’22, the local market continues its transition from a strong seller’s market towards a more balanced one. Two years of high demand with historically low interest rates drove inventory down and prices up significantly. Much like the change in seasons, we are leaving a red-hot summer and starting to see signs of cooling. And while growing inventory brings some relief to buyers, the jump in interest rates has not. APPLYING DATA SCIENCE TO BETTER UNDERSTAND OUR LOCAL MARKET

Let’s take a closer look in this month’s Market Insights… All transaction data & data visualizations are based on information from Bright MLS for the period 1/1/2018 through 9/18/2022 Unless otherwise noted, data includes “Closed” transactions from Wicomico, Worcester, Somerset, Dorchester and Sussex Counties PRICING

Real estate prices have been the focus of much conversation across our nation both during and after the height of the pandemic. Average monthly pricing by county is above and shows what has happened in our local market. Average pricing across our region has increased 40 – 50% compared to 4 years ago. That has translated to a lot of equity gain in our communities! However, prices finally appear to be leveling off with even some instances of minor correction as buyers, already frustrated with high prices, re-assess their strategies after losing buying power due to the jumps in interest rates.

As another sign of balancing, fewer properties are selling at full asking. September dropped again with closed sales prices averaging 97.4% of the asking price. Unsurprisingly, variation is seen across the counties with Sussex holding closer to the full asking price.

The # of homes sold peaked in the 2nd half of 2020. Since then, the market has been steadily returning to more “normal” levels. With over 6,900 homes sold so far, 2022 is on pace for about a 20% reduction in the # of homes sold compared to 2020/2021

Eastern Sussex and Worcester have seen the most activity so far this year for fee simple (non-condo, non- land lease) home sales. Lewes holds the top spot, followed by Berlin & Millsboro. OC has the most sales (by a lot!) if you count condos. This doesn’t tell the whole story though. High prices in the east have driven buyers westward in search of more affordable options that still offer convenient access to higher demand areas. Some of the largest growth in sales compared to ’21 occurred in relatively smaller towns like: Snow Hill (+150%), Princess Anne (+80%), Greenwood (+40%) & Harbeson (+32%). WHERE HAS HE MARKET BEEN THE BUSIEST? # OF SALES IN 2022

WHAT’S NEXT?

Active Inventory is up ~14% since mid- June. More inventory means less competition among buyers. # of Closings > # Pending – Fewer homes are going under contract compared to closings, which means closings will decline in the next 30 – 90 days. While no one has a crystal ball, there are several metrics that are leading indicators of where the market might be heading. Here are a couple…

The data suggests COOLER conditions ahead, but overall the market is still active. Although buyers are gaining more leverage, sellers are still benefiting from the increased prices and solid underlying demand. Have a questions about the Market? Ask me! As of 9/22, the 30-Year Fixed Rate averaged 6.36%. This is up from a low around 2.8% at the start of 2021. This has a substantial impact on the buyer’s budget as this translates to an increase of roughly $500 in the monthly payment on a $250,000 home.

While many buyers quickly (and understandably) calibrated their expectations based on the lower interest rates, the current interest rates are not abnormal in the context of historical trends.

The fact remains though that rates are running at a 14-year high, which is inevitably one of the main forces driving the cooling in the market

Toilet Paper Pumpkins

This toilet paper roll pumpkin takes minimal craft supplies and even less time to make! This would also make for a great craft club idea. The few supplies you will need are as follows:

TOILET PAPER ROLLS- no need for the soft fancy stuff the cheap stuff is just fine! FABRIC- an 18in. x 18in, square works best! A fat quarter will make one pumpkin or half a hard will make two! CINNAMON STICKS– we used 2-3 cinnamon sticks per pumpkin. You can order these from Amazon or find them at any craft store. We used unscented ones but either will work. EUCALYPTUS LEAVES– optional but we loved the addition of some green leaves! You can also use fall leafs instead. TWINE– optional but fun! You will have plenty left over for other crafts!

INSTRUCTIONS

place the toilet paper in the middle of the fabric begin by lifting the fabric and stuffing it in the center of the toilet paper roll till you have gone all the way around the roll to keep fabric in place tie your cinnamon sticks with twine and put it in the center of the toilet paper. Add eucalyptus leaves. If fabric needs to be more secure, put hot glue on the side of the cinnam Sticks going in the center. All Done!

Servings- 8 People

Ingredients

4 large russet potatoes ¾ teaspoon salt 6 slices thick cut bacon 1 large yellow onion 3 cloves garlic, minced 2 Tablespoon butter ¼ cup flour

3 cups Chicken broth 2 cups half and half

¾ cup sour cream ½ teaspoon pepper 2 cups shredded cheddar cheese 1/8 cup chives, finely diced

Instructions

Cut the bacon into 1-inch squares with kitchen shears. Cook in a large pot over low heat, rotating occasionally. Remove and set aside once crisp. Leave 2 Tablespoons of drippings in the pot. While the bacon cooks, peel the potatoes and cut them into 1-inch cubes. Add to a stock pot and cover the potatoes with 1 inch of water. Add the salt and boil gently for 20 minutes or until very fork tender. Drain, then gently mash. Set aside. Add the diced onion to the pot with the bacon drippings and cook until softened, about 5 minutes. Add garlic and butter and cook 1 more minute. Whisk in flour, use a silicone spatula to stir as the flour cooks for 1 full minute to remove the raw flour taste. Add the chicken broth. Use a silicone spatula to loosen any bacon remnants from the bottom of the pot, this will add flavor. Slowly add the half and half. Bring to a boil, then reduce to a simmer. Stir in the potatoes, then mix in the sour cream, and pepper. Remove from heat. Gradually sprinkle with shredded cheese and stir until combined. The soup will continue to thicken as it sits. Garnish with green onions and bacon, serve!

6 Tip to Decorate

Pick a Color Scheme Decorating using a color scheme creates a great flow throughout your home. To incorporate color in your decor you can use throw pillows, blankets, fabric pumpkins, faux fall stems, and rugs. If you’d like a bigger change, you can add furniture like an accent chair. Pumpkins and more Pumpkins Nothing screams fall more than our old friend the pumpkin. Adding this element to your fall decor is a must and its so much fun decorating with them. There are just so many options out there. Different size and colors, you can choose to decorate with faux or real ones. They are great for indoor and outdoor spaces. When it comes to decorating with pumpkins, the opportunity is endless. You can paint, carve or simple leave them natural. Smells like fall Fall scents are reflected by the activites of the season. Pumpkin carving, raking leaves, apple picking, baking a pie, and everything else you’ll likely be doing this season. These scents will bring back memories, lift your spirits and calm your mind. Incorporating them into your decor with candles will make a space feel warm and inviting. The options are endless, you can create a beautiful centerpiece for your dining and coffee table using candles and pumpkins. Another great idea to add fall candles to you decor is by using a lantern. One of the favorite places to decorate for fall is the mantel. You can add candle holders, candles, garland, gourds, pumpkins, faux fal stems in beautiful vases among so many other elements.

Besides creating a warn and inviting entry for your guests, you’ll also be improving your home's curb appeal. It doesn’t matter if you have a beautiful front porch with a seating area or a small stoop. Adding the right amount of fall decor will transform your space. Start with a weath. If you already decided on your color scheme, you can continue it in your outdoor decor as well. A fall theme front door mat is always fun to have. Here you can add texture again if you layer a different mat underneath. It can be a plaid mat or whatever you’d like. By doing this you will create more visual interest in your front porch. Having fall flowers like mums are always a good idea. Place them in ceramic flower pots or galvanized buckets for a farmhouse look. There are so many cute options out there.

Board and Batten DIY

Board and Batten is a easy Way to freshen up your entryway. Follow these steps below to recreate this look!

Measuring Your Space The first step for creating this board and batten wall is to measure out your space, and decide how high you want the top horizontal board to be on the wall. begin by marking off some possible measurements for the height, and stand back to see how it will look. After you settle on a height, use a long metal ruler and a level to draw a level line across the entire wall. Next measure out your wall and determined how far apart you want the vertical battens to be. (Shown in picture- 17 inches apart starting with the first batten being flush against the wall).Next, mark off your spacing between each board.

Measure and cut the 1x4 vertical boards. After making all the cuts, nail them into the wall using the level again as well. After all the boards we nailed to The wall, add caulk to the places where the wood met the wall. This creates a seamless look after the paint is applied. Add wood filler to fill the nail holes in the wood and to any knots to smooth the surface. After the wood filler dries, sand down with a Fine grit sandpaper until the surface feels smoth to the touch and even with the surface of the wood. Cutting & Installing The Boards Next start measuring and cutting your boards. Start by installing the horizontal top and bottom boards 1x4 common board. Make sure the boards are level before nailing them in, and then add a 1x2 common board on top to create a ledge.

Painting & Adding Storage Lastly, Paint the boards and the wall space betweenthem with the color of your choosing (color shown- Old Celadon by Behr). Add some black metal hooks for some much needed storage space!

FOR PUMPKIN COOKIES:

3 cups all-purpose flour 1 teaspoon salt 1 teaspoon baking soda 1 teaspoon baking powder 2 ½ Tablespoons Pumpkin Pie Spice 1 cup granulated sugar 1 cup dark brown sugar, firmly packed 1 cup vegetable oil 3 cups chilled pumpkin puree 2 large eggs 1 teaspoon vanilla extract

FROSTING:

3 cups powdered sugar ½ cup unsalted butter 8 ounces cream cheese 3 Tablespoons maple syrup 1 teaspoon vanilla extract

Pumpkin Whoopie Pies

MAKE PUMPKIN COOKIES:

preheat the oven to 350° F. Line two baking sheets with parchment paper In a large bowl, whisk together flour, salt, baking soda, baking powder, and spices; set aside. In a separate large bowl, whisk sugars and oil together. Add pumpkin puree and whisk to combine thoroughly. Whisk in eggs and vanilla until combined. Sprinkle flour mixture over pumpkin mixture and whisk until completely combined Use a cookie scoop with a 1.5-2 tablespoons capacity to drop dough onto prepared baking sheets, about 1 inch apart. Baking 1 cookie sheet at a time, bake 10-12 minutes, or until a toothpick inserted into the center of a cookie comes out clean. Remove from the oven and cool on pan for about 10 minutes.

MAKE FROSTING:

In the bowl of an electric mixer fitted with the paddle attachment, beat butter until smooth Add cream cheese and beat until combined. Add powdered sugar, maple syrup, and vanilla and beat until smooth. Be careful not to overbeat filling or it will thin out. If you think the filling is too loose, put it in the fridge for about 30 minutes to firm up.

ASSEMBLE:

Turn half of the cooled cookies upside down. Pipe filling onto the flat side of cookies. Place another cookie, flat side down, on top of filling. Refrigerate at least 1 hour before serving.
