The Role The Director ofTechnical Services will be primarily responsible for identifying and delivering commercially and operationally realistic, best practice, technical and operational solutions to site specific issues. A strategic role, the Director ofTechnical Services will be responsible for procuring best-in-class and best value for money when it comes to service partners and contractors and will ensure high site standards are achieved and maintained at all times. The successful candidate will have overarching technical responsibility for the procurement and mobilisation of new contracts, ensuring everything is up and running smoothly before practical completion and beyond. And ensure full compliance with all statutory requirements, codes of practice and health & safety requirements. The client, occupiers and customers will always remain as the focus – ensuring that excellent quality and value is provided.

• Ensure compliance at all times with opera- tional standards. • Maintenance of the online e-permit system and reviewing of RAMS for Estate works. • Keep the online system up to date and en- suring all outstanding actions are completed within the requires timescales. • Manage the associated M&E tasks from the company risk register, ensure quotes ob- tained and works are agreed before com- mencing.
Technical/Quality Assurance
• Define the PPM regime for the plant across The Whiteley. • Maintain accurate records of technical in- stallations and maintenance activities at all times. • Establish, implement, document and main- tain site specific operating procedures and systems which are tailored to the clients’ and occupiers’ needs. • Implementation, management and devel- opment of the E-Log planned maintenance system, ensuring information, plant history, drawings and technical information is accu- rate and up to date. • Develop and maintain the base building as- set register. • Review and develop site-specific mainte- nance tasks. • Ensure drawing and O&Ms are updated to re- flect any changes carried out to the installed systems. • Develop, implement and maintain site-spe- cific plant replacement. • Create technical specifications to ensure long life management of assets, best value for money, adequate scope of maintenance in terms of frequencies, tasks, PPM and re- pairs. • Ensure that the Operational Reporting Sys- tem is up to date and accurate at all times. • To ensure new units and areas of public realm are handed over in accordance with our guidelines and that all manuals are in place as soon as is reasonably practicable. • Adhere to all quality assurance require- ments.
Key Responsibilities
• Provide overseeing technical support for res- idential amenities, including attendance at meetings. • Ensure appropriate, clear communication lines are established and maintained. • Provide technical support to the operational team and work closely across all teams (in- cluding Asset Management, FM, H&S, Prop- erty Management) and client teams to de- liver excellent service surpassing customer expectation. • Manage all asset lists within the Estate, en- suring any new assets introduced are ade- quately maintained and understand all the warranties and guarantees in place as well as all servicing and optimal maintenance re- quirements. • Provide reactive techncial support for retail- ers at The Whiteley. • Form part of the Duty Manager roster for out of hours escalations.
• To work alongside specialist departments in identifying & delivering commercially & oper- ationally realistic, best practice, technical & operational solutions to site specific issues. Areas covered may include accuracy & reli- ability, statutory compliance, risk manage- ment, resource & capital management. • To design, deliver, implement, maintain & evaluate, site improvement strategies to achieve optimum efficiency. • Work across Savills’ departments & with ex- ternal providers to deliver policies, projects & initiatives, ensuring compliance with compa- ny & legislative requirements. • Ensure that high site standards are achieved and maintained at all times • Ensure financial targets are met, including profitability, growth, cash flow and invoicing. • Control budgets and service delivery across The Whiteley, establishing ‘value for money’ strategies for delivering technical services. • Preparation and Management of engineering service charge budgets, to include procure- ment as per Savills’ policies • Create and maintain effective working rela- tionships with staff, occupiers, service pro- viders and contractors and provide technical support to these cohorts. • Lead technical services meetings and pro- vide technical input into the planning and acceptance of new projects fit outs, and re- furbishments.
Staff
• As a senior member of the Management team, manage and liaise with all manage- ment, technical and administration staff on strategic and operational/service delivery issues. • Ensure the services of specialist contractors are effectively specified, correctly procured and value for money continually assured. • Manage service providers and monitor per- formance against SLAs and KPIs. • Make clear decisions and direct contractors for all reactive works. • Support the Development team to monitor construction processes when processes im- pact an area under the remit of the Estate Management Team. • Manage and motivate staff to meet personal and collective goals and performance expec- tations.
