CHASING A DREAM Living in Paradise

My family and I moved to chase a dream. We fell in love with Hawaii for its culture, its way of life, and its outdoor lifestyle. We always said we would retire here, but the passing of my father taught us that life is short, and tomorrow is never promised, so why wait? No one wants to admit change is scary. We would be moving to an island in the middle of the Pacific where we didn’t know anyone and had only been to a handful of times. I’m a big risk taker and my wife takes comfort in the status quo, so we went back and forth over the decision for a while.

I enjoy helping those who are buying their first home and starting on a path to building wealth. I really love that aspect of it, and though it wasn’t my intent, it’s where I have found my motivation. When my wife and I purchased our first house to flip, we ended up with a few miscalculations and were unable to resell it for a profit. We ended up turning it into our first rental property and putting tenants in there for about 10 years before eventually selling the house. Rather than investing in property used for flipping and reselling, we started accumulating rental properties over the next 5–6 years. It was those rental properties that allowed us to make the move to Hawaii! The purchase of these rental properties and building equity in them for several years is what gave us the financial means to move. We boarded the plane to Hawaii on July 10, 2018, and set off! After years of preparing and working toward this goal, everything worked out and we were finally here. Every day, we went to a new beach, tried new food, went on a different hike, and it was beautiful. We explored our new home with voraciousness. Though we were initially met with a few stumbling blocks, we came back stronger and wiser. We proved to ourselves that we can be brave and go for it. After about nine months, we found an incredible group of friends and a supportive community. Sometimes, when I look around and see this amazing life we have built in our new home, I have to pinch myself because it feels like a dream. When in reality, after years of chasing, we had finally caught ours.

things we had accumulated over the years, but they were just that: things. Our family was the most important thing coming to Hawaii with us. I’ve been a licensed Realtor for 16 years now and have sold more than 1,000 homes. Originally, I got into real estate

with the intent of being a full-time investor. That was the plan — buying and flipping homes — and I thought getting my license would allow me to learn the business from the inside. However, what I discovered in I ENJOY HELPING THOSE WHO ARE BUYING THEIR FIRST HOME AND STARTING ON A PATH TO BUILDING WEALTH. I REALLY LOVE THAT ASPECT OF IT, AND THOUGH IT WASN’T MY INTENT, IT’S WHERE I HAVE FOUND MY MOTIVATION.

Condos Fall Nearly a Quarter in July More than 300 single-family homes and more than 500 condos sold in August, which is near pre-pandemic annual average closed sales per month for single- family homes and above average for condos. Median sales prices remained on pace with recent months, with August’s single-family home median sales price rising 7.2% year-over-year to $1,125,500 and the condo median sales price marking a nominal decline of 0.3% to $498,500.

“As market activity continues to slow with the rise in interest rates, it’s important for buyers to remember that homeownership is still possible,” said *Chad Takesue, president of the Honolulu Board of REALTORS®*. “More than 250 properties on O‘ahu, most of which were condos, sold for under $500,000 last month.” While new listings fell 17.2% for single-family homes and 15.7% for condos, active inventory increased 43.3% for single-family homes and 12.9% for condos, though this lags behind pre-pandemic levels. A larger share of new listings remained active at the end of the month — 61% compared to 46% last August for single-family homes and 59% compared to 48% for condos — which is another indication of the cooling market. In both markets, properties that sold in August were on the market for a median of 13 days.

4 Introduce Dogs and Cats Like a Pro

HELP YOUR FUR BABIES FIND HARMONY! HOW TO INTRODUCE YOUR DOG AND CAT

For a quick start, try a face-to-face introduction. Many people will try a face-to-face introduction first, but you can do this after desensitization as well. Before the introduction proceeds, both animals must be calm. One person should hold your dog on a loose lead, and pay attention to the dog’s body language while approaching the cat. If your dog has been taught commands, have it sit or lie down. Dogs that are too fixated on the cat — such as staring at the cat, displaying stiff body language, and not listening when its name is called — may try to lunge and chase your cat. In that case, a desensitizing introduction will be needed. However, if the dog is relaxed, try to allow the cat to approach. Another person should watch your cat’s body language. If the cat is calm — isn’t raising its back or hissing at the dog — it can be allowed to approach the dog. A dog training technique known as Look at That (LAT) can be viewed on YouTube, which may aid in teaching your dog to remain calm when meeting new animals and people. No matter the method, we hope this guide provides important starter tips to turn your furry housemates into best buddies for years to come!

Everyone knows that cats and dogs don’t get along ... or do they? There are a few ways you can help encourage your pets to get along, but it starts during the early, crucial moments of your pets’ introduction. For a gentle start, try desensitization. Let’s face it: Your dog is way more excited to meet your cat than vice versa! However, your dog may react dangerously to your cat, especially if it is still a kitten. The dog’s prey drive may kick in, causing overexcitement, and even seemingly harmless playtime can lead to fatal injury. One way to solve this is to “desensitize” your dog and get it accustomed to your cat’s presence. To do this, separate your cat and dog and only allow them to view each other at specific times. You could set up a room for your dog or cat (which includes food, toys, and, if a cat, litter box), and a tall gate that

your pets cannot climb or get past. Allowing them to view each other without direct interaction can help them become accustomed to one another.
