METHOD & TERMS

Both tracts will sell on a price per acre basis based on the above indicated taxable acres and will be auctioned through the marketing method of “Buyer’s Choice,” under which the high bidder can purchase Tract 1, Tract 2 or both Tracts 1 & 2 (in any order) for their high bid. If the winning bidder only elects one of the two tracts, the remaining tract will then be sold. Bidders will NOT be able to place bids on the entire property based on the cumulative sum the individual tracts achieve through “Buyer’s Choice” auctioning. Ten percent (10%) of the bid price to be paid on the day of sale, with the balance due at the time of closing which will be on January 2, 2017. Possession will be given at the time of closing, farm sells with full possession for the 2017 crop year.

Title Insurance will be issued in the full amount of the purchase price. The 2016 real estate taxes will be paid by the seller.
