DESCRIPTION Stout & Caldwell is pleased to have been selected by NEXUS Properties, a well-known South Jersey Land Development firm, for their new Chester Woods Luxury Apartments in Delran, NJ. The scope of the project included conceptual and major site plans, boundary and topographic surveying, ALTA and Utility Surveys, Phase I Environmental and Wetland LOI permitting, traffic and landscape design. The 22-acre site is located on South Chester Avenue, adjacent to Delran Middle School and Holy Cross Preparatory Academy. Additional services provided include auto-turn analysis parking lot design, soil borings and planning board testimony for approvals. Water and Sewer permits were also included in the scope of services. Chester Woods Luxury Apartments will be home to 265 rental apartments with a 20% being set aside for COAH. DESCRIPTION As part of the expansion of its Apartments Seldom Scene, the Fieldstone Group engaged Stout & Caldwell to provide comprehensive civil engineering, environmental and surveying services for a new mixed use residential apartment community in Eastampton, NJ. The 5-person project team led by Bob Stout, P.E., C.M.E., L.S. provided conceptual and major site plans plus boundary, topographic, utilities and highway surveys. Environmental disciplines included completion of a Phase I Environmental study, Environmental Impact Statement and analysis, stormwater design, soil testing, flood zone classification and wetlands delineation with LOI. DESCRIPTION In close conjunction with Moorestown Ecumenical Neighborhood Development (MEND) and its joint venture development partner Conifer Realty, LLC, Stout & Caldwell Engineers was contracted to provide site engineering, surveying and permitting services for the development of Springside School Apartments in Burlington Township. The 75-unit low- and moderate- income apartment community provides residences and services for both senior citizens and those requiring supportive services for independent living. Initially built in 1871 as a one-room schoolhouse known as the Mitchell School at Springside, Springisde School was entered into the New Jersey Register of Historic Places on January 22, 2015. Springside School Apartments have been restored to preserve the historic school building’s original grandeur while providing a range of amenities for today’s lifestyle. Offering one and two bedroom apartments, Springside was designed for individuals 55+. The original school building, dating back to 1916, was converted into affordable apartments with a community room located in the former gymnasium. Additional apartments were added in a newly constructed addition, some of which are set aside for people with special needs. The project will take 21.6 acres of previously vacant land and develop a site with 23 4-bedroom single family homes each with a 2-car garage plus additional parking. Working with partner, Kenny Environmental Services, Stout & Caldwell performed both Phase I and II Environmental, stormwater management and extension, wetlands delineation with LOI, soil testing and pesticide sampling. In addition, the firm provided conceptual and major site plans plus land surveying and planning board testimony. Located on 7.5 vacant land in Woolwich Township, the firm was engaged to provide its comprehensive civil engineering, environmental and surveying services. This included conceptual and major site planning, boundary and topographic surveys, county road survey and traffic engineering in conjunction with trusted partner, Stropshire Traffic Engineering. Stout & Caldwell also took the lead in performing full environmental analysis and testing services, which involved Phase I Environmental, stormwater management and extension, wetlands, soil testing and an environmental impact impact study. When complete, the resulting development with five multi-family complexes and clubhouse helps Woolwich Township meet its Affordable Housing Obligation.
