Imagine a child’s room with the walls covered in life-size images of his or her favorite characters. It could be a scene from a cartoon, a favorite baseball player at bat or a family photo at the zoo. Wall Noggins are just one of the many products that Avalon Graphics offers.

B ob Wisniewski’s interest in printing began in high school, continued through college as he majored in print management and followed him to his first job after college with a screen-printing company. “After four years of working there, the owner decided he didn’t want to do it anymore and shut his doors,” Bob said. “I already had this existing clientele, so I opened in 2001.” The business thrives today with co-owners Bob and his wife, Val, and one other employee. “We like keeping it small and intimate,” he said. Avalon may be a small company, but that doesn’t limit its capabilities. The company’s products include banners, posters, trade show graphics, stickers, wall graphics, outdoor signs, mounting and laminating.

If you have a kid into sports, we would take the photo of the kid play- ing, print it out and apply it to wall,” he explained. “Along the same lines, I just did the first sample of a full wall mural — it’s a large Calvin and Hobbes scene.” As the company — and the Wisniewski family — grew, it also became necessary to grow the workspace. “We ran the com- pany out of our basement for four years,” Bob recalled. “I was looking for a reason- able price and location. This property is close to our home, and it’s clean and professional-looking. “We’re not the brochure and business-card company,” Bob pointed out. “We survive and thrive by being the person who can do it when the regu- lar printer can’t.” Despite being a small company, Avalon’s products can be found all over the country being used by organizations like the YMCA and Kohl’s. Most people think they’ve had a million-dollar idea, or one that could be hugely successful if they knew how to make it happen. It takes a considerable amount of effort to make an idea come to fruition, and Creation Design Services, a branch of Creation Technologies, has the skills and capa- bilities to transform an idea into a marketable product.

Creation Design Services works with a broad range of clients, from Fortune 500 companies to startup companies. “A company will come to us with a concept or idea, and we will take that idea and the put the disciplines and work behind it to put it out in the market,” explained Mark Stephenson, vice president of design services for Creation Design Services. Creation has experience with full product design for industrial and instrumentation, communications, defense and security, and aerospace. The firm specializes in medical product development with an ISO 13485-registered and -compliant process.

Stephenson pointed out that many companies do what they do, but Creation Design Services stands alone. “A big part of our differentiator is our full breadth of services, as well as our depth of experience,” he said. “We don’t have clients; we have partners. We’re looking for long-term relationships in building these prod- ucts. We’re extensions of our customer’s company.” Creation Design Services is able to take a client idea from concept to production, offering design and development, transition to manufacturing, sustaining engineering and more.

Fastenal

Many companies are known for one particular product. Fastenal, on the other hand, is best known for offering a multitude of common and custom supplies for OEMs (original equipment manufactur- ers), MRO (maintenance, repair and operations) and construction projects.

Fastenal has two types of competition, according to Kellen LaBelle, district manager. One is catalog houses, and the other is small supply stores. “We’re the best of both worlds,” LaBelle said. “We have many locations and put ourselves close to our cus- tomers, but, at the same time, we have over 1 million types of products that we sell.” There are approximately 2,700 Fastenal branches across the United States and Canada. Fastenal, which has had a presence in Frederick, Maryland, for nearly 12 years, relocated its offices across the street to St. John Properties’ Riverside Technology Park in May. The new location provides more room for store operations and serves as a more convenient transfer point for distribution. “Our North Carolina distribution and Pennsylvania distribution centers meet at the Frederick location to cross-dock product,” LaBelle

explained. “This location was specifically intriguing to me because it offers four sets of bay doors.”

In addition to having more space, LaBelle cited past interac- tions with St. John Properties as a reason for choosing one of the company’s business parks. “I have pre-existing leases with St. John already with some of my other store locations, and we have seemed to develop a good working relationship together,” LaBelle stated. “They understand what our needs are as far as buildings and properties are concerned, so, when my current lease was set to expire, it just made sense to move my property to one of theirs.” LaBelle manages 10 Fastenal locations, and he is currently seeking a third lease with St. John Properties. “The reason I like St. John is because they understand our needs as an organization, and they’re willing to bend over backwards to do what they can to make it work for us.”

As we hear on commercials, “love” is what makes a Subaru a Subaru. But it’s the behind-the-scenes training that allows Subaru dealerships to provide great technical service to customers.

Subaru of America, Inc. has 11 technical training facilities across the country where dealership technicians are trained on Subaru’s latest products and technologies. The location of each of these facilities is based on customer and dealer density, explained Ken Benson, field operations manager for technical training. One of Subaru’s technical training locations moved to Riverside Technology Park in Frederick, Maryland, at the end of 2013. “The growth of the company, the growth of our service business and our sales business necessitated us finding a location that could support growth and would be more centrally located for our dealer body,” Ken stated. The Frederick facility trains dealership technicians from as far away as Philadelphia and Pittsburgh, as well as the Washington, D.C., area, he said. Instructors as this location train about eight students per day, but that number will likely double later this year, according to Ken. “We’re not a service facility — we’re strictly a training facility,” Ken stated. “Our dealerships are the point of service for our customer. We’re simply a training organization so our dealers know the product and all of the service points of the product.” Ken said that Subaru recently launched new hybrid vehicles, so some recent training sessions focused on those products. Ken said he chose St. John Properties’ Riverside Technology Park location because it is an attractive business park with well-main- tained exteriors, and it is easily accessible for students. He also cited nearby hotels and restaurants as advantages to the location. Ken appreciates the landlord-tenant relationship with St. John Properties. “They’ve been excellent to work with, very accommo- dating, excellent communication. They seem to be very proactive,” he said. “They seem to want to do the right thing. They seem to take good care of their properties.”

The worlds of fine dining and barbecue don’t have a lot in common. But moving from the former to the latter was a natural progression for Chef Andrew Evans, owner of The BBQ Joint.

ers alike. Evans recently competed in an episode of Food Network’s show Beat Bobby Flay , and he hopes to soon expand the Pasadena location. Through it all, he said, working with St. John Properties has been a great experience. “I’ve experienced some bad [landlords], and I couldn’t ask for a better one than St. John,” he declared. “They’ll help you in any way they can. They really want you to succeed.”

Before serving as a celebrity judge for the 2004 Jack Daniel’s World Championship Invitational Barbecue competition, Evans had no real experience with barbecue. But, he said, once he started tasting the en- trants’ food, “I was hooked. It’s easily one of the top five food experiences I’ve ever had.” Soon, the philosophy-major-turned-chef went on a quest to learn about barbecue, cooking for his family on his off hours and forming a competition barbecue team. He eventually sold his former restaurant and opened The BBQ Joint’s first location in Easton, Maryland, in 2010. In July 2013, he opened a second location, in Magothy Beach Plaza in Pasadena, Maryland. Evans had been looking to open a new location for about a year before meet- ing Bill Holzman, St. John Properties’ vice president of retail leasing. Holzman sug- gested the Magothy Beach Plaza location, and Evans said he fell in love with it. “It was big enough to get the kitchen right, there was plenty of space for the dining room, there was room for outdoor seating — it was a perfect match of the willingness on St. John’s part and our needs for the space,” he noted. Evans added that his Pasadena location is convenient for corporate catering in the Baltimore, Annapolis and Fort Meade areas.

Sometimes things are just better as part of a team, like Laurel and Hardy, or Batman and Robin. Or maybe steak and seafood.

This team concept is critical to the success of Two Rivers Steak & Fish House at Lakeshore Plaza in Pasadena, Maryland. Work- ing with St. John Properties has also proven to be a successful move for the restaurant’s owners. In the four years since Tony Toskov first approached Mark Morgan about opening a restaurant together, Two Rivers has experienced tremendous growth. Today the restaurant employs approximately 100 staff members and has become a favorite dining destination for many in the area, with a bur- geoning catering business. “Our concept was to make a place where someone could bring the wife and kids and somewhere people could go on date night,”Toskov said. Both Morgan — a member of the restaurant’s ownership team as well as the executive chef — and Toskov point to the quality of Two Rivers’ food as a major factor in its success. The restaurant serves only Certified Angus Beef, and, in September 2013, Morgan was named the brand’s nationwide Restau- rant Marketer of the Year. “The consistency of the product is excellent,” Morgan said of the beef. “We felt that the additional expense for Certified Angus Beef would help maintain our food’s consistency and keep customers coming back.” And come back they do — two and three nights a week in many cases, according to Morgan. The partners recently reached out to St. John Properties to expand outward another 3,500 square feet to accommodate Two Rivers’ growing restau- rant and catering clientele. As with many successful collaborations, the partnership between Two Rivers and St. John Properties shows no sign of slowing down. “We think very highly of St. John,”Toskov said. “After our lease was signed, the relationship just got better as time went on. The hospitality they showed us at the beginning just continued and kept getting stronger.”
