HOLIDAY PARKING REMINDER With many visitors expected over the holidays, we’re relaxing our parking pass enforcement starting Dec. 1st through Jan. 5th. Parking enforcement will resume on January 6th, 2025. In the meantime, please ensure all visiting vehicles are parked in driveways and not on the street overnight. Overnight parking is also available in the Clubhouse Parking Lot if needed. THE SHOPS AT RIO VERDE Phase 1 - December 2025- Phase 1 to include 3000 – 4000 Sq Ft Store Space Use may include fast food, a bank, and small services, such as nail and hair salons. Phase 2 - Timing has yet to be determined, as finding a grocery tenant has become difficult. See the photo on page 3.

PICKLEBALL COMMUNITY PARK UPDATE

We’re thrilled to announce that the new community park, including the pickleball courts, is complete! We’re currently awaiting Maricopa County’s approval for a Temporary Use Permit so the park can open before the final restriping on Forest Road is finished. While the application has been submitted, please note that the county staff may take up to two weeks to approve it. We apologize for the delay, however, until the permit is granted, gate access to the park will remain closed. We appreciate your patience and look forward to welcoming you to this fantastic new amenity soon!

Gift Card Scam Alert! As the holidays approach, the Federal Trade Commission (FTC) and the Maricopa County Sheriff’s Office (MCSO) report that gift cards are the #1 payment method for scammers. They ask their victims to buy TARGET gift cards more than any other store. Other examples of gift card scams involve Amazon gift cards, Google Play gift cards, iTunes gift cards, Steam gift cards, and Best Buy gift cards. Thus far, the FTC has reported 48,000 cases, resulting in a consumer loss of more than $228 million. If someone asks you to pay for goods, services, fees, or fines or to “protect” your bank account by purchasing or sharing gift card details, it’s a scam! GOLF COURSE DESERT MAINTENANCE

Tonto Verde Golf Club has adopted specific policies and procedures relating to requests for trimming or removal of vegetation from the desert buffer between the grassed areas of the golf courses and resident lots. Both the policy document and the trimming request form are available on the Tonto Verde community website, or by clicking here. While the documents noted above reflect the entirety of the policy and procedures, the following are certain key aspects of the policy:

1.

On a routine basis, the TVGC Maintenance staff removes dead vegetation and debris, trims low- hanging tree branches, and performs minor thinning of ground vegetation on a rotational basis, covering each golf course approximately twice every 12 months.

The TVA Finance and Investment Committee (FIC) is looking for new committee members to replace members with expiring terms. Experience in either accounting, auditing or business financial operations is required. FIC meets monthly. A charter and workplan can be found on the TVA website under HOA Committees. If you are interested and want to explore further, contact Scott Thiss, Chair, sthiss1@gmail.com or 612.860.1633. that is not compatible with the TVGC policy of maintaining an undisturbed natural desert corridor between the golf courses and adjacent properties. The final scope of any work requested will be in the sole discretion of the TVGC staff. 6. Once a homeowner submits a request for work beyond the routine rotational work noted at 1. above, a member of the TVGC Maintenance team will contact the homeowner within 1-2 weeks to arrange an on-site meeting to review the request and agree on a plan of action, fee estimate and approximate timing for the work. The final fee will be based on the actual time required for the work (rather than the estimate) and will be billed directly to the homeowner’s TVGC or TVA account. Homeowners considering any trimming or removal are encouraged to read the full TVGC policy documents on the website. TVGC Board of Directors

2. Typically, this routine trimming focuses on vegetation that presents a) golf course playability issues, b) fire hazards (as reflected in FireWise guidelines), or c) safety hazards. 3. Consistent with long-standing TVA and TVGC policies, no “view corridors” are guaranteed, and trimming/removal requests to enhance, restore, or maintain homeowner views will not be honored. 4. No trimming or removal of vegetation by any party other than the TVGC Maintenance staff is permitted. The TVGC Board has established sanctions, fines, and site restoration practices for any unauthorized trimming or removal, and private landscaping contractors working in the community have been specifically informed that any unauthorized work on their part may result in the revocation of their permission to service the Tonto community. 5. Requests for trimming/removal beyond the level noted in 1. and 2. above must be requested via a request form available on the website or the following link (attach link), and any work agreed to by the TVGC maintenance staff will be subject to an established fee schedule that reflects a $100 start-up fee plus $50 per man hour for the requested work, including on-site work as well as debris removal and disposal. It should be specifically noted that a request for this fee-based service will not necessarily result in trimming or removal to homeowner specifications

The Arizona Charitable Tax Credit program provides a dollar-for-dollar tax credit on your Arizona state income tax, allowing for contributions of up to $470 for individual filers and $938 for joint filers. Free Holiday Pancake Breakfast Saturday, Dec. 7 8:30 to 11:30 AM Rio Verde Fire District Station

Everyone is invited to the Rio Verde Fire District’s annual Holiday Pancake Breakfast and fundraiser for VerdeCares at the Fire Station on Forest Road. Golf Raffles Galore In addition to great pancakes and coffee, there will be free drawings every half hour for a beautiful Christmas poinsettia and a separate raffle for rounds of golf at Rio, Tonto, Troon North, We-Ko-Pa, Westin Kierland, The Biltmore, Desert Canyon, Trilogy at Verde River and more. You do not need to be present to win a round of golf. Drawings for golf will take place at the end of the breakfast. Operation Santa Claus Bring a new toy, new children’s clothing item, or packaged non-perishable food item to benefit Operation Santa Claus. Taxi Service to the Breakfast The breakfast will be inside the station bays with large propane heaters if needed to keep everyone warm. A golf cart taxi service will be provided to transport you from the church parking lot at 25603 N. Danny Lane to the Fire Station. Join us as we celebrate our Firefighters, 1st Responders, and VerdeCares. VerdeCares Support Services VerdeCares volunteers provide medical transportation, errands for prescriptions, meal delivery, medical equipment, medication and wound management, nurse wellness visits, home safety assessments, caregiver respite, and additional resources as needed. Our Alzheimer’s monthly caregiver support group provides education and available resources to caregivers. Donations Welcome! VerdeCares is an IRS 501(c)(3) non-profit charity and an Arizona Qualifying Charitable Organization (QCO) with the QCO code 22644.

The Lending Closet will resume the “Wednesday Pick up and Return” schedule starting November 8th. Return items 2-2:30 PM and Pick up items 2:30-3PM at the HOA club loading dock location. Kids Closet Kids Closet items include cribs, pack & plays, car seats, booster seats, strollers, high chairs and twin-size airbeds. Items are available upon request year round. The newest Verdes Habitat for Humanity homeowners will be introduced at Rio Verde church services on December 8. Please join fellow supporters at the Community Church of the Verdes at 8:30 AM or St. Dominic Catholic Mission service at 10 AM. Our volunteer construction crew is ready, but the hammering has been delayed while the property awaits a sewer inspection, which is a requirement before the building permit can be issued.

The Annual Verdes Firewise Day was held on Saturday, Nov. 9, in the Rio Verde Community Center. Representatives from the AZ Department of Forestry and Fire Management, the Rio Verde Fire District, and the Verdes Firewise Border Clearing Leader presented OUR ANNUAL FIREWISE DAY WAS ANOTHER SUCCESS! information on Firewise topics. Topics included wildfire dispatch experience and how it relates to initial response, the equipment and resources of the RVFD, local fires, and emergency responses, and the process used to maintain our borders. Information collected from residents, the TVA, and TVGC was compiled and incorporated into our annual Firewise Recertification Application. The Recertification Application was approved, and Tonto Verde remains a community in “Good Standing” with the National Fire Protection Agency (National Firewise USA Program) through the 2025 calendar year. Thanks to everyone who participated in the efforts. Once a Wildfire is ignited, it is too late to think about prevention. We must be proactive! Please participate in protecting our community. More information about border clearing dates and times will come in January.

Watch the fundraising progress! Thermometer posters are placed throughout the community, and early donations have us at 10% already. There are notecards on each poster; please take one. They explain the many ways to donate. We’ve mailed more information to every home in the 85263 zip code, so watch your mailbox. We’ve been notified that you can expect other mailings from Habitat for Humanity that, while legitimate, do not funnel funds to the local Verdes project. Please be sure that your check is labeled “Central Phoenix, VERDES.” Dropping your check at your HOA office ensures that the Verdes project will be the recipient. Stay tuned as we continue the work of Habitat for Humanity with strong support from our generous Verdes residents.
