Thank you very much for the opportunity to provide you with a market evaluation and marketing proposal for your incredible home. It is a warm, inviting home. The fabulous solidly built classic with high-end materials, a newer gorgeous kitchen and updated tasteful master bedroom/bath with custom walk-in closet and steam shower are features that are sought after by today’s buyers. The soaring ceilings with grandly scaled rooms with fine design elements on this special coveted street in a prime Winnetka neighborhood walkable to so much will increase its marketability. In addition, the fresh white exterior, landscaping, tree top roof deck, and aached garage plus all upgrades you have done will also enhance its market appeal. To determine the current value, we have considered comparable properties currently for sale and those recently reported pending or sold. In addition, we have taken into consideration current market conditions and the forecast for the near future. There are currently 44 (12 in PLN) homes for sale in Winnetka with an average market time of 97 days; there are 10 (4 in PLN) pending sales with an average market time of 31 days; and 76 have closed in the past 6 months with an average market time of 37 days. The average sale price for Winnetka homes in the past 6 months was 99% of list price. Interest rates are much higher, yet still favorable, and the current local market conditions are strong; yet rising rates and changes in the stock market have had an impact. It is essential to determine a listing price range that will provide a reasonable expectation of a sale within the average market time. Note, the demand in Winnetka is still very high while supply of beautifully finished homes is low. Pricing a house in Winnetka is more of an art than a science and there are personal variables that may impact your pricing. We will discuss the objective pricing of your home and the use of the “San Francisco” strategy which has been hugely effective in yielding the highest price in this market. We will discuss the range together as we review the comps.
