TELL US A LITTLE ABOUT THE BACKGROUND OF YOUR COMPANY. Owen Paulo Legal are based in Whitstable and have been trading for just over 2 years after the demerger of another local law firm. We have members of our conveyancing team who have been in the sector for over 20 years. We were born from a realisation that Shared Ownership aftersales transactions (Resales and Staircasing) are significantly underrepresented within conveyancing, and they require specialist knowledge to handle, particularly as many shared owners use the scheme to get onto the ladder and eventually use us to staircase to full ownership or sell their share and buy on the Open Market. WHAT ARE THE LEGAL SERVICES YOU SPECIALISE IN? Although we do a lot of work on the Open Market, a large quantity of our cases are also Leasehold, which can be more complex than the standard Freehold transactions because of the inclusion of the lease.
We specialise in Affordable Housing, more specifically Resale Shared Ownership, Right to Buy, Right to Acquire and Staircasing. This means that a lot of our clients are First Time Buyers who are taking their first steps onto the property ladder or are moving up the ladder and selling their Shared Ownership Property. Finally, we have a dedicated team that can also act on Lease Extensions, Re-mortgages, Sub-letting Licences and general Lease enquiry works also. Our processes are geared towards First Time Buyers, as they are our biggest client base. What this does mean is that, for us, communication is key, as we understand just how stressful conveyancing can be. As such, our processes and systems are geared towards ensuring that our clients feel as little of this as possible and are kept in the loop with the progression of their transaction.
We have a wealth of experience with Open Market transactions and work hard to ensure transparency for all, from beginning to end. WHAT ASPECT OF YOUR WORK DO YOU MOST ENJOY? I enjoy helping people get onto the housing ladder most of all. Hearing the joy in my clients’ voice when I call them to congratulate them on exchange/completion really does make my day, especially when it is their 1st property or their dream home they have just bought. It’s wonderful knowing that in some small part I have helped that person/ those people fulfil a dream or start the next stage of their life.
