CLARK-ESTES APARTMENTS

LOCATION : Chicago, Illinois CONTRACT VALUE : $14,000,000

The project is a mixed-use development that was built on the site of an old theater in the Rogers Park community to make way for a new 58,286 SF 4 story building with 54 affordable housing units. The building consists of at grade parking- 20 spaces along with retail and floors 2-4 will consist of 15 studios, 21 1-bedroom and 18 2-bedroom units. On the exterior, there is a small resident courtyard with a tot-lot along the south side of the building. The building façades feature fiber cement siding and brick veneer. The structure consists of structural steel and precast for the first floor and cold form metal framing with concrete topping on metal deck for floor 2-roof.

LAWSON HOUSE RENOVATION

LOCATION : Chicago, Illinois CONTRACT VALUE : $92,000,000

This was a major renovation project of a historic 25-story building in River North neighborhood of Chicago. The building, originally built with 583 Single Room Occupancy (SRO) apartments, was converted into 410 studio apartments, providing residents with more space and privacy. The renovation project was comprehensive and covered several important aspects of the building. One of the main goals of the renovation project was the restoration of the building’s historic interior spaces and finishes. This included preserving and highlighting original features, such as moldings, columns, and decorative elements, that have been hidden or lost over time. The team payed close attention to the restoration of finishes, such as wall coverings, flooring, and lighting fixtures, which were carefully selected to match the historic style of the building. This restoration improved the overall aesthetic of the building and serve as a tribute to its history and heritage.

BROADVIEW SENIOR APARTMENTS

LOCATION : Broadview, Illinois CONTRACT VALUE : $15,00,000

This project consisted of 70 unit senior apartments, a management office, site parking and on-site laundry. The project was funded through HUD Home funds. The unit breakdown is 53 one bedroom and 17 two bedroom. There is a mix of ADA, adaptable and non-ADA units. There is a COMED energy grant that brings in National Green Building Standard requirements for energy efficiency. The parking lot adjacent to the new construction building contains 46 spaces and there are an additional 14 spaces behind the building in the courtyard.

ISLAND TERRACE

LOCATION : Chicago, Illinois CONTRACT VALUE : $42,000,000

The 240-unit Island Terrace apartment complex will undergo a complete renovation and receive additional affordability provisions through its nonprofit developer, the Preservation of Affordable Housing (POAH). Scope includes renovation of 240 units, common areas, offices, and improvements to exterior façade. Unit renovation work to include new flooring, cabinets, tub surrounds, plumbing fixtures, toilet accessories, and paint throughout units. Mechanical improvements include new rooftop units, toilet exhaust fans, AC units. The project also includes modernization of existing hydraulic elevators. Exterior facade improvements include new roofing, windows, masonry restoration and painting and site improvements include new site furnishings, new playground equipment, and new permeable paver parking lot.

PARK BOULEVARD PHASE 3B

LOCATION : Chicago, Illinois CONTRACT VALUE : $34,000,000

This project will consist of two (2) five story, concrete poured in place residential building. There is a total of 40 dwelling units (per building) with a masonry, cement board siding and glass façade. Both buildings have two elevators and have interior and exterior parking spaces. The buildings are on opposite ends of the city block and borders West 36th Street from Federal to Dearborn (North Building) and West 37th Street also to Federal and Dearborn (South Building).

PARK BOULEVARD PHASE IIA

LOCATION : Chicago, Illinois CONTRACT VALUE : $33,000,000

Park Boulevard sits on the site of the old Stateway Gardens building constructed in 1958. The area is full of Chicago History. In 2007 Stateway gardens was torn down after years of neglect, and our project helped to restore that negligence and positively impacted the community around it. Park Boulevard replaced the neglected and architectural eyesores of the gardens. In their place, stands the beginning of a beautiful mix of single family, and multifamily housing. Park Boulevard IIA located at the corner of State Street and 37th Street consists of (1) 80 unit apartment rentals for CHA mixed income; 5-story masonry/concrete building, (1) 36-unit apartment rentals for CHA mixed income; 5-story masonry/ concrete building, (2) 6-unit apartment rental for CHA mixed income; 3-story masonry/wood structure buildings.

PARK BOULEVARD PHASE IIB

LOCATION : Chicago, Illinois CONTRACT VALUE : $33,000,000

Park Boulevard IIB entailed the construction of four residential buildings, one 5-story (Building T) and three 3-story (Buildings J, M and N). These four buildings house 108, 1-,2-,3-,and 4- bedroom dwelling units. The 1st floor of Building T houses a parking garage and community spaces, including an office space, community room, tenant storage, and bike storage. Building J contains commercial tenant space at the 1st floor and some accessible garage parking.

CHURCHVIEW SUPPORTIVE LIVING FACILITY

LOCATION : Chicago, Illinois CONTRACT VALUE : $20,000,000

This project involved the construction of three buildings on the Churchview campus. The first building, Churchview Manor, is a 56,000 SF, 60 unit apartment complex for seniors. The second project, Lawn Terrace, is an assisted living facility that houses ten retail store spaces, a lounge and a walk out terrace. The third project, a Supportive Living Facility, consists of 86 units for seniors, common areas, laundry rooms, and nursing offices on all residential floors.

BURNHAM MANOR

LOCATION : Elgin, Illinois CONTRACT VALUE : $8,000,000

This project entails the renovation of an existing three story senior living building made up of 100 units, common areas, offices, and improvements to exterior façade. Unit renovation work to include new kitchen and bathroom flooring, tub surrounds, plumbing fixtures, toilet accessories, and paint throughout units. Mechanical improvements include new rooftop units, toilet exhaust fans, AC units. Project also includes modernization of existing hydraulic elevators as well as exterior facade improvements include new asphalt shingle roofing, windows, fiber cement siding, masonry cleaning and painting. The site improvements include new site furnishings, renovated gardening area, and removal of existing tennis courts.

LAWN TERRACE APARTMENTS

LOCATION : Chicago, Illinois CONTRACT VALUE : $8,000,000

The Lawn Terrace Apartment Complex is located in Chicago’s southside and contains exclusively low income units with a second floor 3000 SF lounge and walk out terrace. The building structure consists of masonry bearing walls and pretressed concrete planks. Two parking lots provide adequate parking for both consumers and tenants. A canopy structure spans the north face for shelter from undesirable weather conditions.

SPRING GROVE APARTMENTS

LOCATION : Chicago, Illinois CONTRACT VALUE : $4,000,000

This project consisted of the rehab of an existing 13-story, 102-unit low income apartment building. The work in each of the tenant units consisted of replacing kitchen and bathroom fixtures with low flow, green initiative fixtures, replacement of electrical fixtures, partial kitchen cabinet/counter/appliance replacement, and the general update of doors/floors/paint. Each unit also had a fire sprinkler branch piping/sprinkler heads installed. The common areas of the project (1st floor, stairs, corridors) had a fire sprinkler system installed, updated fire alarm system, updated light fixtures, and updated finishes. The interior also had new storefront, a revised office, and all hallway VCT installed. New air conditioners were installed in existing window sleeves. The exterior received a new trash lift from basement to ground floor, a new roof, new landscaping , a children’s play lot, new handicapped ramps, and other minor site improvements. The work was done while the building was occupied. The owner is a private client using federal funding provided through IDHA.

BRITTON BUDD APARTMENTS

LOCATION : Chicago, Illinois CONTRACT VALUE : $26,000,000

This project is a historic 11-story senior living facility originally built in 1911. The renovation consisted of 173 apartment units with public spaces on the 1st and 11th floors. Historic elements on the building were salvaged and reinstalled in the new construction. All 173 units were selectively demolished and abated. All new mechanical, electrical and plumbing systems were installed. Work included all new windows and restoration of historic terracotta panels on the exterior of the building. Walsh completed the project in thirteen months, a full five months earlier than the contract allowed.

KENMORE APARTMENTS

LOCATION : Chicago, Illinois CONTRACT VALUE : $19,000,000

The Kenmore Apartments project is another step forward for the Chicago Housing Authority (CHA). With a LEED Platinum designation this was the their first LEED project. Construction began on the eight-story building in the Uptown neighborhood of Chicago in December of 2009 with selective slab demolition on each floor to pave the way for new elevator shafts and stairwells. Following the top-down slab demolition, structural steel was installed from the bottom-up, followed by the installation of partition framing and MEP systems. The MEP and roof were a complete replacement on this project. Also included in this project was the renovation of 100 apartment units including vinyl wood flooring, new bathrooms, and new kitchens. Public area finishes included lobby terrazzo flooring, library with custom millwork, and public meeting room. It also included construction of all new HVAC systems including Air Handling equipment, cooling towers, emergency generators, and new fire pump.

SENIOR SUITES

LOCATION : Various CONTRACT VALUE : $65,000,000 +

Walsh has completed numerous senior living projects in collaboration with Senior Lifestyle Corporation. • The Suites of Autumn Green is a 36-unit, 54,800-square-foot structure located in Northwest Chicago. Each unit features a full kitchen, wireless nurse call stations, and accessible bathrooms and fixtures. • The Senior Suites of Blue Island is a 90-

stud wall backup and vinyl windows. • The Senior Suites of Kelvyn Park is a 85- unit, 76,000-square-foot building on the Northwest side of Chicago. This senior living apartment building is a six-story cast-in-place concrete structure. • Senior Suites of Joliet was a conversion

project consisting of 71,940 square feet of renovation and 25,160 square feet of new construction. Walsh was selected to convert this facility into independent senior living apartments.

ALTGELD GARDENS RENOVATIONS

LOCATION : Chicago, Illinois CONTRACT VALUE : $251,000,000 (combined)

The projects includes full demolition and abatement of all units and installation of new mechanical, plumbing, and electrical systems. Altgeld Gardens Phase IV is a CHA housing development on the city’s far south side. This Phase IV contract valued at $49,000,000 consists of the renovation of 240 units and construction of one new laundry facility. Walsh has previously constructed Phase I (380 units) and Phase II (314 units, 2 laundry facilities). Phase III contract consisted of the renovation of 382 units and construction of one new laundry facility.

MERCY HOMES AFTER CARE APARTMENTS

LOCATION : Chicago, Illinois CONTRACT VALUE : $3,000,000

The Mercy Homes for Boys and Girls was rehabbed into a 20-unit apartment building for children who have graduated past Mercy’s on campus help. This project was completed as a Design-Build contract and involved demolishing down the original building to masonry and floor joists. Existing joists and framing were repaired and layouts of one, two and three bedrooms were framed. All new insulation, roofing, windows, HVAC, electric and plumbing systems were installed.

PARKVIEW TOWERS RENOVATION

LOCATION : Chicago, Illinois CONTRACT VALUE : $4,000,000

Parkview Towers renovation consisted of rehabbing an 18 story, 104 unit existing low income apartment building on the south side of Chicago. Building was occupied during construction. 3 floors of the building were turned over to us at a time for construction work. Work consisted of complete demolition of 11 assorted units and rebuilding interior into ADA compliant units. Other units were rehabbed as necessary.

WILSON YARD

LOCATION : Chicago, Illinois CONTRACT VALUE : $95,000,000

The Wilson Yard project consisted of developing a city block in Chicago into a multi-use/residential regional development complex including a residential family tower, a residential senior living tower, Target shopping center and additional street level retail space. Wilson Yard is named for a former CTA rail yard, which is one of four parcels acquired for this six acre, mixed use development. The project features a 180,000 SF Target, 178 affordable apartments, 700 parking spaces and 30,000 SF of other retail, office space and restaurants. The housing will include a building for seniors and another for families, all of which will be affordable to households with incomes up to 60% of the area median. Funding includes TIF, developer and retail owners’ equity, private loans.

BETH ANNE RENOVATION

LOCATION : Chicago, Illinois CONTRACT VALUE : $9,000,000

Beth Anne Extended Living is a renovation of the north wing of the previously named St. Anne’s Hospital complex at the corner of Division and Lavergne in Chicago. Walsh performed all construction services on the renovation of this 7-story, 85-unit living low income senior housing facility on Chicago’s West Side. The scope of work on the project involved the interior demolition of eight levels, construction of 85 apartments, dining hall, beauty shop, coffee shop, offices, conference room, and mechanical spaces into five levels of housing including one level of common spaces, a mechanical level and a basement for storage.

ELOIS MCCOY VILLAGE APARTMENTS

LOCATION : Chicago, Illinois CONTRACT VALUE : $6,000,000

The Elois McCoy Village Apartment project is a 60-unit, 40,885 SF senior housing facility accomplished using load bearing masonry walls and precast plank construction. The building exterior features a brick veneer with precast concrete window sills, Renaissance Stone bands, Aluminum windows and entries, and a covered entry area. Walsh performed 20% of the work here with its own forces.

EVERGREEN TOWERS II

LOCATION : Chicago, Illinois CONTRACT VALUE : $10,000,000

Evergreen Towers is a 95,000 SF, eleven-story, 101-unit, low-income housing development. The structure is conventionally reinforced concrete over caissons. Pre-cast concrete panels with inset brick veneer will enclose the structure. The penthouse is steel enclosed with painted metal panel and CMU walls. Additionally, each housing unit has at least one exterior window, an open-air exterior balcony, and a sliding glass access door to the balcony.

TOLTON MANOR

LOCATION : Chicago, Illinois CONTRACT VALUE : $5,000,000

Tolton Manor consisted of an 81-unit, six-story masonry bearing precast structure. The footprint of this structure is 214 feet by 56 feet and covers 11,984 SF. The total square footage of the building is 71,904. Tolton Manor was specifically designed for low income senior citizens or the physically disabilities. The facility is sponsored by Catholic Charities of the Archdiocese of Chicago and financed through the U.S. Department of Housing and Urban Development and will be operated by Catholic Charities Housing Development Corporation.

The project consisted of renovating 292 total units with 100 units at The Glen at Colonial Heights and 192 units at Colonial Ridge. This public housing project followed HUD guidelines. The unit mix consists of 2 bedroom/1 Bath, 3 bedroom/1 Bath, and 1 bedroom/1 bath apartments. Building construction elements included wood framed exterior walls, concrete slab on grade, wood framed second floors and roofs, and shingled roofs. LOCATION : Colonial Heights, Virginia CONTRACT VALUE : $13,000,000 THE GLEN/COLONIAL RIDGE APARTMENTS RENOVATION

COUNTRY CLUB HILLS WELLNESS CENTER

LOCATION : Country Club Hills, Illinois CONTRACT VALUE : $14,000,000

The Country Club Hills Wellness Center is a 5-story affordable housing project and includes the addition of 77 new housing units, tripling the permanent supportive housing options available to men, women, and families living in the region. The Wellness Center has a full range of supportive services including case management services, employment services (which will offer educational, vocational, and life skill programs), a variety of health services, and a training kitchen for PADS new culinary program.

HOLMSTAD TOWN CENTER

LOCATION : Batavia, Illinois CONTRACT VALUE : $27,000,000

The Holmstad Apartment project included a new 138,000 SF 3-story building for independent living seniors. This new Senior Living building is an addition to the existing campus development in Batavia. The first floor consists of a 40,000 SF town center, which includes a dining room, swimming pool, fitness room, game room, beauty salon, craft room, and large commercial kitchen. The building also includes lower level parking for 48 cars and independent living apartment units on the 2nd and 3rd floors.

HUNTINGTON APARTMENTS

LOCATION : St. Charles, Maryland CONTRACT VALUE : $12,000,000

Huntington Apartments was a large 100% Section 8 Apartment Complex located in Saint Charles, Maryland. The apartment complex consists of six, four story building, containing a total of 204 rentable units, 11 units being ADA. The building was built in 1979 and renovated in the year 2000. New renovations are to include the following scope of work.

COVENANT VILLAGE OF NORTHBROOK

LOCATION : Northbrook, Illinois CONTRACT VALUE : $29,000,000

This project consisted of a 135,600 SF 4-story retirement community for independent living seniors. This facility is an expansion to the existing development for Covenant Village in Northbrook. This independent senior living facility includes a 40,000 SF town center including a fellowship hall, a dining room, a swimming pool, a fitness room, a game room, and other classrooms. The building includes lower level parking and 45 apartment units on levels 2 and 3. There is also a new enclosed walkway connecting the town center building to the surrounding development.

HEADEN HOUSE APARTMENTS

LOCATION : St. Charles, Maryland CONTRACT VALUE : $8,300,000

Headen House is 100% Section 8 housing consisting of 17 buildings with a total of 136 1-bedroom and 2-bedroom units (7 of which are ADA). All buildings receive new fiber-cement siding, windows, and exterior doors. The interior renovations include new cabinets, plumbing fixtures, hardware on interior doors, kitchen and bath equipment, air handling units with thermostats, and outdoor condensing units. The ADA units mimic the standard unit upgrades, with new wall configurations and new interior doors, frames and hardware. There were also minor site renovations including new entrances at the ADA units, sidewalks, pavement sealing, and restriping of parking stalls.
