SPRING GROVE APARTMENTS

This project consisted of the rehab of an existing 13-story, 102-unit low income apartment building. The work in each of the tenant units consisted of replacing kitchen and bathroom fixtures with low flow, green initiative fixtures, replacement of electrical fixtures, partial kitchen cabinet/counter/appliance replacement, and the general update of doors/floors/paint. Each unit also had a fire sprinkler branch piping/sprinkler heads installed. The common areas of the project (1st floor, stairs, corridors) had a fire sprinkler system installed, updated fire alarm system, updated light fixtures, and updated finishes. The interior also had new storefront, a revised office, and all hallway VCT installed. New air conditioners were installed in existing window sleeves. The exterior received a new trash lift from basement to ground floor, a new roof, new landscaping , a children’s play lot, new handicapped ramps, and other minor site improvements. The work was done while the building was occupied. The owner is a private client using federal funding provided through IDHA.
