Group Home .

A. Number of Persons. A maximum of six (6) persons are permitted per group home, exclusive of supervisory personnel.

B. Minimum Distance between Family Care Homes . No group home is permitted within a one-half (1/2) mile radius of an existing group home or a family care home, as regulated by this Land Development Ordinance.

C. A Special Use Permit is required for operation in the Residential Agricultural (RA) and Residential Low Density (RLD) Zoning Districts.

Residential Development

Manufactured Home Subdivision .

A. Minimum Acreage . The manufactured home subdivision shall be developed on a zoning lot having a minimum of 10 acres or greater.

B. Restrictive Covenants . A manufactured home subdivision shall be governed by a set of restrictive covenants that shall be reviewed and approved by the Town’s Planning Department prior to recording the set of restrictive covenants. The restrictive covenants shall include the following standards: i. Skirting . A continuous masonry skirting wall, without openings, except for required ventilation and access, shall be installed under the perimeter of the manufactured home. The masonry wall shall be constructed in accordance with the standards of the North Carolina Residential Building Code.

ii. Exterior Finish . The exterior of the manufactured home shall consist of one (1) or more of the following materials:

1. Vinyl or metal siding (the reflectivity does not exceed that of white paint).

2. Cedar or other wood siding.

3. Weather resistant pressboard siding.

4. Stucco siding, brick or stone siding (adhesive masonry or stone veneer).
