iv. Setback . The manufactured home is not located any closer than 50 feet from any property line.

Manufactured Home Park .
A. Establishment . The establishment of new manufactured home parks in the Town limits and extraterritorial jurisdiction may be permitted in the Residential Agricultural zoning district by Special Use Permit, and under the following standards: i. Site Plan and Special Use Permit. Proposed manufactured home parks shall require a site plan to be approved by Planning Department staff upon approval of a Special Use Permit by the Board of Adjustment. ii. Rules and Regulations. A manufactured home park shall be governed by a set of rules and regulations that shall be approved by the Board of Adjustment as part of the Special Use Permit. Compliance with the approved rules and regulations is required to be demonstrated prior to the issuance of any building permits by the Town’s Inspections Department. The rules and regulations shall include the following standards:
1. Skirting. A continuous skirting wall, without openings, except for required ventilation and access, shall be installed under the perimeter of the manufactured home. The skirting shall be constructed in accordance with the standards of the North Carolina Residential Building Code.
2. Exterior Finish. The exterior finish of the manufactured home shall consist of one (1) or more of the following materials:
I. Vinyl or metal siding (the reflectivity must not exceed that of white paint).
II. Cedar or other wood siding.
III. Weather resistant pressboard siding.
IV. Stucco, brick, or stone siding (adhesive masonry or stone veneer).
