Architectural Treatment .

A. Glazing.

Ground Floor .

i.

1. Buildings shall incorporate windows and glass doors, comprising a minimum of 30% of the ground level wall area (the first 12 feet measured vertically at street level) facing toward any off-street parking area, pedestrian space, internal access drive, or a public right-of-way. 2. Ground floor windows shall be traditional storefront style with a masonry base from the top of the 24-inch base to the finished ceiling elevation, and generally vertical in orientation.

ii. Upper Levels . Upper levels of all uses shall provide a minimum of 15% of the total surface area as window surface area.

iii. Exception. Any wall area adjacent to a drive-through stacking lane shall not be subject to this standard.

B. Spandrel Glass . Integrating architecturally designed spandrel glass may be permitted as part of the overall design approved by the Town.

(10) Façade Modulation . Building walls exceeding 60 feet in length shall include at least one (1) change in the building wall plane, such as projections or recesses. Modulations shall have a depth of at least 3% of the entire length of the wall façade and extending at least 20% of the entire length of the wall façade. (11) Building Façade Materials . Building façade materials shall incorporate at least three (3) façade materials as permitted in §9-1354 Architectural & Design Requirements, c. (2) of this Article with the following options:

A. Brick Styles & Color . Using two (2) different styles and/or colors of bricks on the building façade counts as two (2) materials.

B. Percentage of Brick Covering . Brick covers a minimum of 75% of the building façade, shall count as two (2) materials.
