(6) Minimize Damage to Private and Public Property. To minimize damage to private and public property due to flooding.

(7) Flood Insurance. To make flood insurance available to the community through the National Flood Insurance Program.

(8) Maintain Floodplains . To maintain the natural and beneficial functions of floodplains.

(9) Maintain Stable Tax Base . To help maintain a stable tax base by providing for the sound use and development of flood prone areas in such a manner as to minimize flood blight areas.

(10) Awareness of Special Flood Hazard Area . To ensure that potential buyers are aware that property is in a Special Flood Hazard Area or Future Conditions Flood Hazard Area.

General Provisions

(1) Lands to Which This Ordinance Applies . These Flood Damage Prevention Regulations shall apply to all Special Flood Hazard Areas and Future Conditions Flood Hazard Areas within the jurisdiction, including extraterritorial jurisdiction (ETJ) if applicable, of the Town of Fuquay-Varina, North Carolina. (2) Basis for Establishing the Areas of Special Flood Hazard & Future Conditions Flood Hazard Areas . The Special Flood Hazard Areas and Future Conditions Flood Hazard Areas are those identified under the Cooperating Technical State (CTS) agreement between the State of North Carolina and FEMA in its FIS dated July 19, 2022, for Wake County and associated DFIRM panels, including any digital data developed as part of the FIS, and any revision thereto, which are adopted by reference and declared a part of these regulations. (3) Establishment of Development Permit . A floodplain development permit shall be required in conformance with the provisions of these regulations prior to commencement of any development activities within Special Flood Hazard Areas and Future Conditions Flood Hazard Areas as determined in accordance with §9-1401 Flood Damage Prevention Regulations, f. General Provisions (2) above.
