Details, and the North Carolina State Building Code regulations for one (1) and two (2) single-family residential dwellings as follows:
i. Initiation of Repairs . Repair or reconstruction shall be initiated within 12 months and completed within two (2) years of such damage.
ii. Increase of Built-upon Area Requires Stormwater Controls . The total amount of space devoted to built-upon area may not be increased unless stormwater management controls that equals or exceeds the previous development is provided.
(8) Watershed Protection Permit . The following standards shall apply to obtain a watershed protection permit:
A. Changes or Improvements . Except where a single-family residence is constructed on a lot deeded prior to the effective date of the Land Development Ordinance, no building or built-upon area shall be erected, moved, enlarged or structurally altered, or shall any building permit be issued or shall any change in the use of any building or land be made until a watershed protection permit has been issued by the Town of Fuquay-Varina. No watershed protection permit shall be issued except in conformity with the provisions of the Watershed Protection Regulations. B. Permits Filed with Planning Director . Watershed protection permit applications shall be filed with the Planning Director. The application shall include a completed application form and supporting documentation deemed necessary by the Planning Director. C. Review & Determination . Prior to issuance of a watershed protection permit, the Planning Director may consult with qualified personnel for assistance to determine if the application meets the requirements of the Watershed Protection Regulations. D. Expiration . A watershed protection permit shall expire if a building permit or Certificate of Occupancy (CO) for such use has not been obtained by the applicant within 12 months from the date of issuance of the watershed protection permit. (9) Building Permit Required . Except for a single-family residence constructed on a lot deeded prior to the effective date of the Land Development Ordinance, no permit required under the North Carolina State Building Code shall be issued for any activity for which a watershed protection permit is required until such time that the watershed protection permit has been issued.
