with a monument so designated and shall be accurately tied to this station or monument by computed “x” and “y” coordinates which shall appear on the map with a statement identifying this station or monument to an accuracy of 1:15000. Where such a monument or station is not available, the tie shall be made to some pertinent and readily recognizable landmark or identifiable point, physical object or structure.

b. Markers

All lot corners, all points where the street right-of-way line intersects the exterior boundaries of the subdivision, all angle points, and points of curve in each street within the subdivision shall be marked with a metal stake or material of comparable permanence, in accordance with the North Carolina Administrative Code.

§9-1462 RECREATION STANDARDS

a. Dedication, Generally; Fee-In-Lieu of Dedication, Generally.

In order to provide park, recreation, open space or greenway sites to serve the future residents of the Town of Fuquay-Varina and its extraterritorial jurisdiction, in conformance with any adopted plans of the Town of Fuquay-Varina and as authorized by N.C. Gen. Stat. §160D-804(d), every residential subdivision or site plan shall, at the applicable time stated below, include:

(1) the dedication of a portion of such land, as set forth in this section, below; or,

(2) an equitable amount of land in another location; or,

(3) pay to the Town of Fuquay-Varina a fee-in-lieu of dedication, as follows:

A. for single-family, duplex, row house, and townhouse dwellings: payment shall be made on the date of submittal of the approval of the final plat mylar for signatures to be recorded with the Wake County Register of Deeds, in the amount per dwelling unit as set forth in this section, below.

B. for multifamily dwellings: payment shall be made prior to the issuance of a building permit, in the amount per dwelling unit as set forth in this section, below.

b. Criteria for Dedication.

All land dedicated to the public for recreation and park development shall substantially meet the following criteria:
