Computing minimum required parking spaces shall be determined in accordance with this Section and shall be based on the greatest number required.

(1)

Multiple Uses .

A. A lot containing more than one (1) principal use, or a principal and accessory use shall calculate the required parking and loading based on the proposed use that will require the highest parking requirement for the district in which the lot and uses are located. B. For subsequent uses or change of occupancy on a lot with multiple uses no additional parking requirement shall apply, except where the subsequent uses or change of occupancy requires a higher parking requirement than the original calculated parking requirement, or except as otherwise provided by in this Article. C. For projects including vertical mixed-use, the parking shall be calculated by adding the product of the Upper Story Residential equation and the product of the first-floor use, as outlined in Table – Parking Standards. The number of parking spaces required for the nonresidential uses may be decreased by administrative adjustment in accordance with Article Q Procedures & Administration, if one (1) of the following conditions can be justified:

i. The development includes uses which have different peak parking demands or operating hours; or

ii. The development includes commercial uses that serve on-site residents and employees.

(2) Fractions . When measurements for the number of required parking bays results in a fractional number, the required number of parking bays shall be to the next higher whole number. (3) Area Measurements . All parking and loading standards shall be computed on the basis of gross floor area of the building or structure in which the use is located unless otherwise provided in this Article.
