d. Turn-Around Area
If a service driveway or street is longer than 150 feet or does not continue to a second outlet a turnaround shall be provided, as required by the Fuquay-Varina Fire Department and/or the Town’s Standard Specifications & Construction Details.
e. Connection to Residential Zoning Districts
An access drive for nonresidential uses shall not connect to property in a residential zoning district unless the proposed driveway provides access to a parking area serving a use permitted in a residential zoning district.
§9-1655 SHARED & CROSS-ACCESS REQUIREMENTS
Shared access between properties is a priority for the purpose of providing safe vehicle ingress and egress; minimizing the number access points the public right-of-way; and maximizing the cross-access between properties.
a. Types of Cross-Access. Cross-access may be provided in the form of shared driveways, public street or private access between adjacent properties.
b. Existing Conditions. Cross-access shall be integrated into a proposed development plan. The following conditions shall be considered in determining the most compatible location to share cross-access.
(1) Topographical constraints;
(2) Environmental constraints, including without limitation, the presence of stream buffers or other natural features;
(3) Sufficient cross-access already exists;
(4) The principal use of the subject property is incompatible with an existing use or use classification of an adjoining property.
c. Private Cross-Access Standards
(1) Cross-Access Easement. The developer of the property under development plan review shall execute a cross-access easement by which perpetual acceptance of vehicular and/or pedestrian traffic is provided. The cross-access easement shall be recorded as part of the development plan, prior to the development plan being approved.
