E. Small Shrubs . Small shrubs shall be installed at a minimum height of 24 inches and may be deciduous or evergreen, as required.

F. Fencing / Berms/Wall Features. Fencing, berms and walls may be incorporated into the buffer, but shall not take the place of the required landscape plant materials as part of the screening. A fence may be permitted however, where a fence is proposed to be installed at the same time as the required buffer planting, 100% of the required planting must be on the exterior side of the fence. The property owner/developer shall be responsible for maintaining the feature(s) in good condition and shall make repairs in a timely manner. (2) Type A: Opaque Buffer . This type of buffer functions as an opaque screen between adjacent properties and along and adjacent to certain thoroughfares. The landscape plant material shall consist of large deciduous and evergreen trees, and large evergreen shrubs. A minimum of 50% of the required trees and 100% of the shrubs shall be evergreen species in accordance with the following spacing standards:

A. Trees . Large trees shall have a maximum spacing of 20 feet at installation.

B. Shrubs. Large shrubs shall have a maximum spacing of six (6) feet at installation.

(3) Type B: Semi-Opaque Buffer . This type of buffer functions as a semi-opaque screen between adjacent properties and along and adjacent to certain thoroughfares. The landscape plant material shall consist of large deciduous and evergreen trees. A minimum of 75% of the shrubs shall be evergreen species in accordance with the following spacing standards:

A. Trees. Large trees shall have a maximum spacing of 30 feet at installation.

B. Shrubs. Medium shrubs shall have a maximum spacing of eight (8) feet at installation .
