project. The purpose of this pre-submittal meeting is to offer assistance by the Town Staff on a proposed development to address any issues, details, expectations and general review comments to help expedite and address fewer questions and comments that may arise during the formal staff review of the proposed development.

Application Submission

An application for development shall be submitted to the Planning Department pursuant to the application submittal schedule, if required, established by the Planning Director and made available to the public along with a fee schedule adopted by the Town Board of Commissioners. The application submitted must be complete with all required materials and documentation as identified on the application form. The Planning Director shall determine if the application is sufficiently complete and has the data and sufficient detail to proceed with processing the application. (1) Determination of Sufficiency . An application shall be considered submitted when the application is fully completed, proper signatures and contact information are provided, all documentation, plans and other ancillary applications associated with the proposed development provided, and fees paid, if required. (2) Determination & Review for Compliance . After an application is determined submitted, it shall be reviewed pursuant to the procedures and standards as outlined in this Article.

(3) Staff Review . Upon determination of compliance, the planning staff shall proceed with reviews as follows:

A. Application & Plans Distributed . The application and associated plans and documentation shall be processed and distributed to the appropriate Town staff for review and comments. B. Review Schedule . A schedule will be established by the Planning Director for the review of plans and assembling comments and submitting them to the applicant. The review schedule is based on work days only and does not include weekends or holidays. The Planning Department serves as the clearinghouse for all reviews and comments. The review process is as follows:

i. First Review . Town staff shall review plans and determine if the plans are in full compliance with the Land Development Ordinance.
