B. Plan Review & Approval . The Planning Director or his/her designee shall review the plan for compliance with Article Q Procedures & Administration, §9-1406 Clear-Cutting & Protection of Heritage Trees Regulations, h. Exceptions, (11) Forestry Management Practices. C. Clear Cutting Violations . Conducting forestry management or clear-cutting activities without an approved timbering or management plan may prohibit the issuance of a building permit or approval of a site plan or major preliminary subdivision plat up to a maximum of two (2) years determined by the Town Board of Commissioners.
h. Construction Drawings & Authorization
Construction drawing approval is required for any development that involves construction of infrastructure improvements (streets, utilities, storm drainage, grading, and stormwater management), or any type of land disturbing activity. (1) Administrative Review . Construction drawing approval follows an administrative review process by Town staff and is not subject to approval by the Planning Board or Town Board of Commissioners, except as shall be required elsewhere in the Land Development Ordinance.
(2) Plans Submittal . Construction drawings may be submitted at any time during normal business hours Monday through Friday.
(3) Town Review . The Planning Department is responsible to receive all construction drawings and coordinate the review of such plans in accordance with §9-1801 Common Review & Procedures, i. Application Submission of this Article.
(4) Erosion and Sedimentation Control. Erosion and Sedimentation Control
compliance and plans shall be included with the construction drawings. Such plans shall meet the standards of Article I Environmental Protection & Standards, §9- 1407 Soil Erosion and Sedimentation Control Regulations.
(5) NC Department of Transportation Review . Any construction drawings submitted that include streets maintained by the North Carolina Department of Transportation will require coordinated review between the Town and the North Carolina Department of Transportation. This coordination shall include, but is not limited to, street improvements based on the Town of Fuquay- Varina’s Com prehensive Transportation Plan and required improvements regulated by the North Carolina
