(26) BUFFER (Watershed Protection) (Riparian) (Erosion & Sedimentation Control). The term defining a vegetated area bordering a body of water, such as a stream, lake or pond. The buffer is measured landward from the normal pool elevation of impounded structures and from the top of bank of each side of streams, creeks or rivers. (27) BUILDABLE AREA. The term defining the portion of a zoning lot or site, exclusive of required yard areas, setbacks, landscaping or open space within which a structure may be built.

(28) BUILDING . Any structure used or intended for supporting or sheltering any use or occupancy. See STRUCTURE.

(29) BUILDING MATERIAL. The term defining any material used in the construction of buildings, such as steel, concrete, brick, masonry, glass, or wood, among others.

(30) BUILDING LINE. See SETBACK LINE.

(31) BUILDING FRONTAGE. The term defining the distance which is occupied by a business, residence, use or other activity, measured along the outside length of the face or wall of a completely enclosed and permanent building on a site which fronts directly on a public or private street, and where the main entrance of the business or other activity is located. If a business or other activity has entrances on more than one (1) side of a building, the building frontage may be measured on the longest side, if approved by the Town. (32) BUILDING HEIGHT. The term defining the vertical distance measured perpendicular from the average elevation of the proposed finished grade at the front of the building to the highest point of the coping of a flat roof, to the deck line of a mansard roof, or to the mean height level between the eaves and ridge of a gable, hip, or gambrel roof. For the Downtown Center Districts (DC-1 and DC-2) building height shall be measured to the roof eaves or to the base of the parapet wall on the street frontage.
