c. Employment Mixed-Use (EMU) Zoning District
The Employment Mixed-Use (EMU) Zoning District is appropriate on a property based on defined standards that include predetermined urban centers at major intersections and predetermined corridors along major arterial thoroughfares. A specific set of standards and regulations apply to the Employment Mixed-Use (EMU) Zoning District, in accordance with Appendix B RMU, CMU & EMU Form-Based Districts of the Land Development Ordinance. The Employment Mixed-Use (EMU) Zoning District supports opportunities to concentrate office and light industrial employment opportunities in the Town on normal workdays, including professional office, research and development, higher education, artisan space, light manufacturing, medical research, and assembly operations. Residential uses, including a mixture of housing types and residential densities, surround an employment center. Public utilities are required.
