Land Development Ordinance - Amended 5-4-2026

A. If a portion of a DC-1 or DC-2 Zoning District property is adjacent to a property of a commercial or mixed-use nature that is in a zoning district other than DC-1 or DC-2, the maximum building height within 30 feet of the adjacent property line shall be the same as the adjoining district.

B. The above stated requirement shall not apply when the district boundary falls within a public right-of-way.

(3) First Floor Height . The first-floor ceiling of nonresidential uses shall have a minimum clear height of 12 feet.

(4) Measurement . All heights noted in feet are measured to the roof eaves or to the base of the parapet wall on the street frontage.

e. Lot Standards

(1) Minimum Width . Lots shall be a minimum of 25 feet in width.

(2) Minimum Square Feet . Lots shall be a minimum of 1,000 square feet.

Building Footprint

The following standards shall apply to the building footprint unless otherwise stated in this Ordinance:

Minimum & Maximum Footprint .

A. Lots smaller than 4,800 square feet are permitted to have 100% lot coverage.

B. Lots 4,800 square feet or greater shall not exceed 80% lot coverage.

g. Block Standards

Maximum lot sizes shall be subject to the maximum block length criteria. Parcels and/or parcel assemblies greater than 800 feet in length, or greater than 2,400 feet in perimeter, shall be required to have public street right-of-way conveyed as part of the site plan approval sufficient to meet the lot and building footprint standards above.

(1) Block length may be adjusted by up to 10% by administrative adjustment to accommodate specific site conditions. The applicant must provide a written request,
