d. Block length may be adjusted by up to 10% by administrative adjustment to accommodate specific site conditions. The applicant must provide written request, including reasoning for each of the findings provided below, in addition to the findings required for administrative adjustment approval elsewhere in the Land Development Ordinance. The Town Manager or designee must find the applicant has demonstrated need based on the findings submitted.

(1) The block size adjustment requested will not adversely affect the zoning district by impeding walkability.

e. Blocks adjacent environmentally sensitive areas as defined in Article S Interpretations & Definitions, or historic land or preexisting incomplete blocks may be exempt from block length and block perimeter requirements by administrative adjustment, as per the requirements provided elsewhere in the Land Development Ordinance.

§9-3012 STREET NETWORK STANDARDS

Preliminary plats must follow standard submittal requirements:

a. The street network plan must map streets and intersections according to §9-3011 Street & Block Standards of this Appendix.

b. Street cross-sections must be included for each mapped street in accordance with this Appendix.

c. All streets must connect to other streets, forming a network, in accordance with the Town’s Comprehensive Transportation Plan. Internal streets shall connect wherever possible to those on adjacent sites. Cul-de-sacs shall be subject to approval only by administrative adjustment to accommodate specific site limitations such as steep slopes and wetlands, as per the requirements provided elsewhere in the Land Development Ordinance.

§9-3013 LOT STANDARDS

a. Within each form-based district, single family detached residential lots shall be platted to have the following minimum and maximum lot widths, measured at the frontage line (See Table – Residential Mixed-Use (RMU) Standards, Table –Commercial Mixed-Use (CMU) Standards and Table – Employment Mixed-Use (EMU) Standards). The maximums listed herein are applicable only to single-family detached residential uses proposed within the master plan.
