§9-3006 FORM-BASED DISTRICT CONNECTIVITY

Form-based districts shall comply with the following pursuant to the area provided for each master plan application.

a. Pedestrian Access

All residential uses within the development shall have pedestrian access to commercial uses and civic spaces within 1,320 feet as measured along provided sidewalks and pedestrian paths.

b. Greenways

Greenways as shown on the approved CTP shall be provided with the development of a form-based district and shown on the approved master plan.

c. Thoroughfare Network . The thoroughfare networks for all projects shall be laid out according to §9-3024 Thoroughfare Standards.

§9-3007 FORM-BASED DISTRICT GENERAL DEVELOPMENT STANDARDS

Master plans shall meet the following general development standards per each form-based district:

a. Residential Mixed-Use Standards . Residential Mixed-Use (RMU) Districts shall consist of low to medium density residential that shall not exceed 6 dwelling units per acre (du/ac) gross area and 40-foot maximum nonresidential building height. A minimum of 50% of the developable land area shall be non-residential uses, Live/Work units, and Civic Space uses, with a minimum of 25% of the developable land being non-residential uses). The non-residential developable area shall also be a minimum of 5 acres. Live/Work units shall not count toward the minimum non-residential acreage. b. Commercial Mixed-Use Standards. Commercial Mixed-Use (CMU) Districts shall consist of primarily blended density residential that shall not exceed 10 du/ac gross area, 75-foot maximum nonresidential building height, and a minimum of 50% of the developable land area shall be non-residential uses. The non-residential developable area shall also be a minimum of 15 acres. Live/Work units shall not count toward the minimum non-residential acreage.
