(1) All projects shall follow the master plan approved by Town Board for the project. No change in the ratio of uses in the approved master plan is required. All street cross-sections shall be implemented per the approved master plan.
(2) Single family residential uses may be platted in accordance with the Appendix B standards in place prior to July 11, 2022.
(3) Multi-family and non-residential sites in the Residential Mixed-Use (RMU) District shall continue to follow requirements of Appendix B and all Residential Mixed Use (RMU) District standards and regulations as amended. (4) Multi-family and non-residential sites in the Neighborhood Mixed-Use (NMU) District shall continue to follow requirements of Appendix B and shall follow all Commercial Mixed Use (CMU) District standards and regulations as amended. (5) Multi-family and non-residential sites in the Urban Mixed-Use (UMU) District shall continue to follow requirements of Appendix B and shall follow all Employment Mixed Use (EMU) District standards and regulations as amended.
§9-3015 PLAN PHASING
a. Any undeveloped area over five (5) acres within a form-based development shall provide connectivity to other adjacent portions of the development with the first phase of development as necessary to comply with a master plan.
§9-3016 BUILDING PLACEMENT
The placement of the building on its lot is determined by dimensional setbacks, and build-to requirements as measured from the lot boundary lines. Specific to all form-based districts, the following requirements shall be met in accordance with the standards of Table – Residential Mixed-Use (RMU) Standards, Table – Commercial Mixed-Use (CMU) Standards, and Table – Employment Mixed-Use (EMU) Standards:
a. Newly platted lots shall be dimensioned, buildings placed in relationship to the boundaries of their lots, and lot coverage shall be determined.
b. For single family residential uses, one (1) principal building at the frontage, and two (2) accessory structures to the rear of the principal building, may be built on each lot. A residential accessory structure shall not exceed 800 square feet in area. c. Facades shall be built parallel to the principal frontage line or to the tangent of a curved principal frontage line, and along a minimum percentage of the frontage width at the setback, as specified as frontage buildout in the Tables RMU Standards, CMU Standards,
