Land Development Ordinance - Amended 6-3-2024

(1) All Form-Based Districts shall include a discernible center or corridor in the non- residential portion of the development in the form of a main street, park, square, or plaza. (2) Transitions between building types shall occur at alleyways, the abutment of two rear yards, or across a common green with a minimum of 50’ width in the area of the transition. (3) Residential lot widths along the perimeter of each Form-Based development shall be consistent with the lot widths of existing abutting residential lots along any segment of the perimeter of the development, such that the number of perimeter residential lots is not greater than the number of existing adjacent residential lots. A. Administrative Adjustment . A 50-foot undisturbed buffer or 75-foot planted buffer equivalent to a Type A Buffer may be substituted for the minimum lot number with an approved administrative adjustment by the Town Manager or his/her designee under compliance with Article Q Procedures & Administration.

§9-3019 PARKING LOCATION STANDARDS

a. General to All Districts

(1) Parking shall be accessed by rear alleys or rear lanes, where available.

(2) Parking lot landscaping shall adhere to the standards set forth in §9-1711 Parking Lot Landscaping & Screening.

(3) Shared parking shall adhere to the standards set forth in Article N Parking, Loading & Lighting Design Standards, §9-1657 Shared Parking Standards.

b. Specific to Nonresidential Use in RMU & CMU Districts

(1) Open parking areas shall be located in the second and third lot layers, except that driveways and drop offs may be located in the first lot layer (See Table – Lot Structure - Description).

c. Specific to Residential Use in RMU & CMU Districts

(1) Garages shall be located at the third lot layer except that side or rear entry types maybe allowed in the second lot layer in the RMU District.
