potential erosion conditions and terrain and elevation changes. Such areas can be suitable for building but will require more site preparation.

ii. Local Landmarks . Any locally identified landmarks of local interest such as an “old home place” site.

C. Buffers

i. Streets & Adjacent Properties . Land used as a buffer between streets and adjacent development.

ii. Streams & Creeks . Buffers along streams and creeks not designated as riparian buffers, buffers between adjacent land uses that remain natural to help preserve the open space character within the development.

iii. Perimeter Buffers . Perimeter buffers along the boundary of the proposed Planned Unit Development District.

D. Stormwater Management Devices. Stormwater management control devices or structural best management practices ( BMPs) within a Planned Unit Development may be utilized for purposes of calculating the total dedicated open space within the Planned Unit Development. E. Amenity Center. Amenity Centers including but not limited to swimming pools and community buildings. A separate Site Plan submittal will be required once the applicable subdivision phase is recorded.

F. Public Greenways . Public greenways including greenway construction and dedicated greenway easements to the Town.

(4) Common Green & Active Recreation . Common green and active recreation areas are specific areas within a Planned Unit Development District that are integrated into the development for the specific purpose of creating community gathering spaces for use by the residents and for places to have organized activities, enjoyment and recreation. These include but are not limited to public recreation areas and private recreation facilities, including golf courses, athletic fields, courts for tennis, basketball, volleyball and similar sports, playgrounds, dog parks, fitness courses, and picnic areas. Common green and active recreation areas shall be located and arranged within a Planned Unit Development as a destination or focal point, with safe and reasonable access for residents.
