Town Board shall constitute voluntary owner consent for this optional development pattern. Cottage homes are a type of detached dwellings permitted in the PUD Zoning District in accordance with the following standards: A. Number of Units . No less than four (4) and no more than 12 cottage units shall be permitted in a cluster or group. Multiple clusters can be included in a single cottage home development. B. Minimum Development Size . The minimum size of a cottage home development (inclusive of the number of clusters or groups) in a PUD Zoning District shall be a half-acre (0.5). C. Lot configuration . Cottage dwelling units may be developed on individual lots or with a common form of ownership. In either case, street frontage is only required for the parent parcel and not for each dwelling unit. When a cottage home development is subdivided for single family lots, a community homeowners’ association shall be established in accordance with the subdivision ordinance. D. Central Common Area . Each cluster of cottage dwelling units shall be oriented around a central common area, which is critical to the design of any cottage home development. Each cottage dwelling unit shall have the primary orientation toward this central open space, provided however, a maximum of two (2) units per cluster may front onto an exterior public street to activate the street. For the purpose of cottage home developments, central common areas shall be flat (<2% slope), landscaped, centrally located space that can be used by all occupants of the cottage cluster. In addition, the following standards shall apply: i. Dimension Standards . The central common area shall be a minimum of 50 feet and a maximum of 80 feet in width. No dimension of the central common area shall be less than 30 feet. ii. Use . The common area is designed to provide an open area for the passive use and ingress/egress of residents. Landscaping within the common area shall be limited to dispersed trees in the open area. Vegetation shall allow a reasonable use of the central common area by the residents.
