We’re planning to build more than 1300 affordable homes across Greater Manchester by 2030 as part of our new Five-Year Plan. Recently built As part of our current Affordable Homes Programme , we’ve recently completed: • 80 affordable homes at Warwick Road South in Trafford to help families in housing need and people onto the property ladder • 29 shared ownership homes at Emerald Way in Chorlton • 30 shared ownership homes at Tatton Place in Sale • 24 social rent homes at Makers Court in Withington Thanks to all our partners who joined us to celebrate the opening of these new homes and meet new residents. Healthy and sustainable homes We’re partnering with Next Energy to improve the energy efficiency of 1500 homes as part of a successful bid via GMCA to Wave 3 of the Government’s Warm Homes: Social Housing Fund. This is part of our goal for all homes to reach an EPC C rating before 2030. The first phase of the two-year programme has started in Chorlton.
Rightsizing We work with Manchester City Council and other housing providers across the city to support tenants to move to smaller, easier-to- manage homes freeing up larger properties for families in need. So far city wide 135 households have been helped to move. We may also be able to help tenants to clear rent arrears up to £2,500. More on rightsizing.
Housing need Our annual turnover of homes remains low at under 200. Housing need across the city remains very high with over 12,000 households in need (priority bands 1-3). Demand for our homes also remains very high with an average of 900 bids on every three-bed home that became available last year. Homelessness: Over 2,200 families and 650+
single people are living in temporary accommodation in Manchester due to
homelessness. Alongside letting all our homes through Manchester Move, we also support wider homelessness projects. We’re currently working with Manchester’s City Council's homelessness services to adapt and extend a property which has been matched to a family in temporary accommodation. We also lease homes to the council to use for temporary accommodation for people experiencing homelessness. In Trafford, we’re working with the council to move people living in temporary accommodation and bed and breakfasts to new social rent homes at our Warwick Road South scheme.
We support tenants with the cost of living, debt, welfare benefits and returning to work or training. Southway Academy This year, we launched and funded Southway Academy – a four-week programme to help residents gain valuable skills and experience by working alongside teams across our departments.
Since April 2025, we’ve: • Helped tenants claim almost £1.9m in unclaimed benefits. £494,000 of this was financial gains for tenants aged 65+ • Opened 504 cases to help tenants claim benefits, maximise entitlements and access advocacy services – 126 more since our last update • Launched a new Supported Internship Programme with Manchester City Council to help young people with learning disabilities into work • Celebrated 61 tenants into work • Secured 22 young people work placements at Southway • Handed out £11,907 in energy vouchers to 91 tenants • 112 foodbank vouchers given to people in need • Held a Step into Care recruitment event with local health organisations and The Christie to help people into care sector employment • Donated £5,174 from our Orange Blossom Fund to people facing hardship
Youth Elevate Our Youth Elevate programme provides one- to-one coaching and three-month work placements for 16 to 24-year-olds in Manchester, funded by GMCA.
Over the next five years, we’ll invest at least £5m in our communities to help people to live well and independently.

We have recruited five tenants to our new Customer Voice Committee, four of whom are women and in the past few months, 34 new tenants have joined our involved groups. We’re holding more cultural events and surveying younger tenants to hear from a wider range of customers.
Our Beautiful South Fund is open for community projects to bid for a share of up to £25,000 each year. We’ve funded nine projects over the past couple of months. Some of these include: • School uniforms for Manchester Secondary PRU • Christmas food support for tenants • Accessible arts and crafts for older people • Armchair exercise classes for Minehead Court residents Applications are judged every two months by Southway colleagues and tenants. Estate walkabouts and housing surgeries: We visit our estates with partners regularly to keep on top of any issues to keep our communities thriving.
Rug Giveaway at Warwick Road South This month, we teamed up with Flair Rugs again to extend our Rug Giveaway to new tenants moving into recently completed homes at Warwick Road South in Trafford. We gifted a number of high-quality rugs to help families who were previously homeless settle into their new homes and manage rising costs of living. The event also offered access to wider support including employment, skills and money advice and information about hate crime and domestic abuse services. Customer Service Excellence In January, we retained our Customer Service Excellence accreditation with the Centre for Assessment publishing a case study about our success. We achieved full compliance while going above and beyond in other areas including customer insight, reflecting our commitment to putting customers’ voices at the heart of everything we do.
