SUSTAINABILITY GUIDELINES AND POLICIES

ENVIRONMENTAL MANAGEMENT SYSTEM ESRT’s Environmental Management System (EMS) is aligned with ISO 14001: 2015 international standard

and ISO 50001. The EMS helps formalize the sustainability strategy of our environmental and energy management systems.

Our initiatives and processes set forth our steps and methods to meet our sustainability goals. We have developed stringent and comprehensive Sustainability Guidelines, High Performance Design and Construction Guidelines, an Occupational Health and Safety Policy, and a Vendor Code of Conduct to ensure that our supply chain, from service providers to purchased goods, is held to the highest standards of ethics and sustainability performance. To ensure that our policies are understood and successfully executed across the portfolio, we educate and engage our property managers, colleagues, service providers, and tenants. In 2024, we updated our Sustainability Guidelines, policies, and procedures to reflect our advancement toward our energy and engineering targets and included specific guidelines for our commercial and multifamily properties. Our Vendor Code of Conduct was updated to improve supplier disclosure through CDP’s Supply Chain Program and further report on global ethics and supply chain alignment. ESRT integrates our sustainability criteria into the due diligence and underwriting process through property condition assessments, phase 1 environmental site assessments, and other custom sustainability evaluations, such as alignment with or opportunities to retrofit to meet our objectives.

Our Sustainability Guidelines provide requirements and recommendations for the following:

• Integrated Pest Management • Sustainable Procurement • Occupational Health and Safety • Supply Chain Environmental Impact with CDP • Biodiversity in an Urban Environment

• IEQ • Indoor Air Quality (IAQ), Water, Mold, and Mildew Monitoring • Tobacco-Free and Smoke-Free Environment • Green Cleaning • Low VOC Emitting and No Red List Materials

• Energy Management • Water Quantity and Quality Management • Waste Management • Vendor Code of Conduct • Physical and Transitional Risk Resilience
