THE PLAYBOOK In April 2009, ESRT published ‘Version 1.0’ the Empire State Building’s deep energy retrofit case study which provided the industry with a free open protocol blueprint of what is technically and economically possible, and how to achieve deep reductions in energy usage with a strong economic justification. In April 2022, ESRT partnered with NYSERDA, with support from the Clinton Global Initiative, to expand upon our Version 1.0 work and develop the Empire Building Playbook: An Owner’s Guide to Low Carbon Retrofits. The Playbook provides replicable technical and economic approaches to reduce the energy and emissions of high-rise buildings. The Playbook demonstrates “The How.” Our initial Version 1.0 work was integrated across our commercial portfolio and provided the real estate industry with a blueprint of what was technically and economically possible in the built environment at the time. The 2.0 Playbook is made up of case studies of ESRT commercial properties, including the Empire State Building, to illustrate the tools, process, technologies, financial analysis, and implementation plans designed to achieve 50% or more reduction in energy usage at each property based on a techno-economic balance. Through our ongoing partnership, we continue to update the Playbook with new case studies, technologies, lessons learned, and best practices. In 2024, ESRT and NYSERDA expanded the Empire Building Playbook and launched The Retrofit Playbook for Large Buildings. In partnership with other leading multifamily owners and based on the blueprint we created for ESRT’s commercial properties, the Playbook shares technical and economic pathways to these reductions for multifamily buildings. In 2024, ESRT assembled a manufacturer’s consortium in partnership with NYSERDA to accelerate modernization and energy efficiency efforts in New York. In collaboration with key technology providers, the consortium demonstrates how the equipment and systems deliver energy efficiency, and comfortable homes and workspaces with measurable financial returns.

ESRT provides the Playbook free online to support others develop a suite of energy conservation measures with a three to eight year payback period.
