A STEP BY STEP GUIDE A long-term building deep energy retrofit plan plots a course to cost-effective energy reduction of 50% or more and includes the following actions:

The results of each building’s deep energy retrofit study show four to five interactive packages, which build incrementally for increased impact on energy reduction. Each package includes a specific set of incremental energy conservation measures that may be implemented in a building over a 10 to 15 year period based on equipment life cycle and tenant renovations. ESRT follows a simple and impactful program to reuse, retrofit, retro-commission, and modernize existing buildings, many of which are prewar trophy buildings like the Empire State Building, which is a National Historic Landmark. Equipment is retrofitted and retro- commissioned through its useful life. It is then replaced with the most efficient system for optimal techno-economic balance between energy reduction and internal rate of return. Measures are strategically phased to align with tenant renovations and lease roll, and to optimize economic returns, tenant comfort and healthy sustainable building performance. Our key findings from these analyses at the Empire State Building, and in each of our commercial and multifamily properties, are that it is technically and economically feasible to achieve these deep energy reductions by 2035, and this must be done in partnership with the building occupants and the grid. Grid emissions reductions per the CLCPA and building measures each contribute equally to achieve these targets. At this time, CLCPA is behind target. This may have a proportional impact on our ability to meet our goals as they are dependent on the CLCPA grid commitments. The Playbook serves as a resource for owners to modernize their buildings with efficient responsible engineering and investments which align with NYC’s LL97 and New York State CLCPA. It is a free and open resource for building owners, operators, and design and engineering teams who will deliver the economic benefits of energy efficiency and enhance building performance.
