TENANTS Our tenants are our top priority, and we focus on the creation of healthy, productive, and sustainable built environments that attract and retain tenants and position us for long-term success. We elicit tenant feedback related to property management and sustainability through annual tenant satisfaction surveys performed by a third-party survey administrator across 100% of our commercial portfolio. In addition, we directly engage with our tenants through town halls and education sessions specifically focused on sustainability. SUSTAINABLE SOLUTIONS FOR OUR TENANTS We complete tenant sustainability visits upon request to evaluate existing tenant spaces for potential sustainability performance improvement opportunities at no charge. We provide quarterly sustainability and utility data to tenants upon request, and we offer a Tenant Sustainability Toolkit along with a wide variety of resources and tools to support our tenants to meet their sustainability performance goals. HIGH PERFORMANCE HEALTHY BUILDINGS ESRT continues its commitment to provide a healthy work environment in the buildings we own and operate. We have developed and implemented rigorous IEQ measures across our portfolio for more than 15 years. Our industry-leading, comprehensive, state-of-the-art program focuses on operational best practices to ensure healthy and productive spaces for our colleagues and tenants. These best practices include the use of MERV 13 filters in 100% of ESRT units, ASHRAE 62.1-compliant ventilation, bipolar ionization active air purification technology, daylight, CO 2 sensors, green cleaning practices, integrated pest management strategies, low or no VOCs and no Red List materials allowed, and annual comprehensive third-party air and water quality testing. We continually test, pilot, vet, and implement IEQ strategies and technology across our portfolio for the health and well-being of our tenants. Our portfolio is WELL Health-Safety certified, and we were among the first to be recertified four times, as we have been since September 2020. The WELL Health-Safety Rating confirms that we keep spaces clean and sanitized, provide essential health benefits and services, communicate our health and safety efforts to employees and tenants, prepare them for emergency situations, and annually assess air and water quality. 86% of our New York City portfolio is Fitwel-certified, which includes our two-star certified corporate office headquarters. Fitwel certification evaluates and rates building health and well-being features such as surrounding community health impact, access to healthy foods, occupant safety promotion, and physical activity endorsement.
