Wilson Farm Sale Bill

METHOD & TERMS

The Wilson farm will be sold in (2) individual tracts. Both tracts will sell on a price per acre basis, based upon a survey currently in progress. Surveyed acres will be used to constitute the final settlement price. Both tracts will be offered through the marketing method of “Buyer’s Choice” whereas the high bidder may elect either or both tracts for their high bid. “Buyer’s Choice” auctioning will continue until both tracts have been elected. Immediately following the auction, the successful buyer(s) will be required to sign a real estate sales contract and pay ten percent (10%) of the purchase price as a non-refundable down payment which will be held in escrow until closing. The balance of the purchase price will be due at closing which will take place on or about December 29, 2023 upon delivery of a merchantable abstract and deed. The 2023 real estate taxes will be paid by the seller. Possession will be given at the time of closing, subject to the current lease with the tenant. Both tracts sell free and clear for the 2024 farming season. Bidding is NOT subject to any contingencies, including but not limited to financing, an appraisal or inspection of the property. All announcements made sale day take precedence over prior advertising either written or oral.
