I Admit I Was Wrong! IT’S NOT TOO LATE — BUT IT WILL BE SOON
I don’t know how many times I have been wrong about investments. It’s funny when someone asks, “Have you had any investments that tanked?” and my answer surprises them: “Heck yes!” When I look back at some of the mistakes I made because of plain stupidity, thinking I was “really smart,” not paying attention to the details, or just bad luck, I can rattle off more than a handful that were not fun and lost money. The truth is that when you do this long enough, you never reach perfection. However, the amount of money lost in investment losers pales compared to what I lost over the years by NOT taking advantage of a good investment or missing out on a good investment. I can name a dozen easy investments that would have been very, very good, but for some reason (usually fear), I decided not to go through with them. At the time, it seemed like the right thing to do. Now, looking back, I should have taken advantage of those. Not smart … It’s like the old timer I ran into at the convenience store. He was driving a pick-up truck very similar to one I used to have, an older Ford F150 4 X 2. So, I told him I admired his truck, and he looked good driving it. Well, one thing led to another, and pretty soon we are talking about real estate. He then told me he had an opportunity to buy a farm in SE Iowa about 40 years ago for less than $500 an acre. That was a lot of money 40 years ago. Of course, he decided not to buy because he thought it was overpriced and was a huge stretch for him. He could have done it, but decided against it because he was afraid of what might happen.

Well, you probably know where I am going with his story ...
He said he was visiting a friend in a town near this particular farm last summer. So, he and his buddy decided to take a Sunday drive and check out the area, and of course, they had to drive by the farm. After driving around for a while, they were having a problem finding it, but they finally did, only this time, as history has a way of repeating itself sometimes, the farm had a for sale sign on it. Curious, this old timer calls the real estate agent listed on the FOR SALE sign and asks how much they want for the lot. $9,800 an acre! Just do the math right now in your head! The old timer could not believe it. Not that this farm was priced at $9,800 an acre, but his real issue was: “Why in the world did I not buy that property?” Why else would he tell me, a complete stranger, that story? Because it bothers him 40 years later! I tell you this because I see this with apartments as we head toward the second half of 2025. This is where you will want (at least some of) your money. I’m not saying you will multiply your money 50-fold in the future, but you do not want to be like the old timer years later, wishing you had not missed out. It would be too bad and just another “missed out on” story. So, do the following …
