There were 469 detached listings in Richmond in January, 3% above December but 18% lower vs January 2020. The 71 detached sales were a decrease of 37% month-over-month but up 37% year-over-year. The sales-to-listings ratio fell to 15% in January, as Richmond’s detached market became balanced. The benchmark price was $1.60M in January, 0.9% above December and 6% higher year-over-year. The average sold price was $1.75M, 6% below December but 3% higher year-over-year.
