We are seeking to appoint a Senior Project Manager who will lead a wide range of construction, redevelopment and refurbishment projects from inception through to completion ensuring the University’s property portfolio continues to provide world-class facilities for students, researchers, staff and the wider community. The sucessful candidate will be a highly motivated, organised and capable individual with a demonstrable track record in leading and managing estates projects from inception to completion, with proven experience in overseeing brief development, design development, procurement and contract administration of projects in the £1m to £50m value range.

About the Estates & Facilities Directorate

Kings’ Directorate of Estates and Facilities is a key enabler of the University’s strategic vision 2029 and we have created a strategy which demonstrates our intent and sets out how the Estates and Facilities team will support the ambition of the University’s strategic vision. This means we will need to make wise choices about where we focus our efforts and resources. We will need to be clear about how we prioritise activity to ensure our decisions can support the overall purpose of King’s. We have a finite amount of space and resource and it is our job to help King’s manage our assets well.

The Estates Planning and Development team are the dedicated team delivering the major capital projects for the University. These are predominantly new buildings, refurbishment and alteration projects across the University’s campuses. The Estates Planning and Development team is an in-house team of design and construction project professionals, focused on the delivery of construction led projects, masterplanning and property development. The project portfolio is hugely varied in type and scale, generally ranging from £500k to tens of millions; encapsulating small refurbishments, developing new or refurbishing whole buildings. They also deliver a multitude of facilities in support of our goals, whether they be educational and collaboration space, office, residential, life sciences, healthcare, or scientific and engineering research. The Estates Planning and Development team also work with the broader directorate to ensure projects support the university’s goals for long-term sustainability and inclusion, for the benefit of staff and students, for the wider community, both locally and internationally. We are currently embarking on master-planning across our campus sites which will support the future development strategy of the university and generate a programme of estate renewal through capital delivery. Kings has five campuses in central London consisting of more than 100 buildings ranging in age from the 1780’s to the current day. Many are listed and of great architectural significance. The campuses house a diversity of spaces, including teaching and learning environments, cutting edge research facilities, chapels, cafes and restaurants, gyms and student residences.

Working collaboratively with our NHS Trust partners, we are now preparing for the development of strategic masterplans for our health and life science campuses, and with commercial developers and investors in the growth of the SC1 innovation district.

Estates Planning and Development (EPD) are seeking a highly-motivated, organised and capable individual to deliver effective and professional construction project management across the University’s substantial and varied property portfolio. Reporting to the Associate Director for Real Estate Development, the post holder will take ownership and independently manage a wide range of construction projects from inception through to post-completion to ensure the University’s property portfolio is effectively maintained, improved and developed in accordance with agreed standards, policies and procedures; maintenance plans; and the capital investment programme.

KEY RESPONSIBILITIES

This includes providing a professional assessment of building defects and recommending solutions • To utilise professional judgement and employing suitable expertise to inspect and report on statutory, building or services related problems as required. • To advise clients and direct consultancy teams and contractors on strategic operational policies and procedures and ensure compliance. • To provide a negotiating service where appropriate to ensure the best business solution is affected. • Managing statutory compliance for projects to ensure: • Health and Safety legislative control. This

includes discharging client responsibility under the Construction (Design Management) regulations 2015; • Control of Asbestos • Adequacy of fire safety provision; • Equality, Diversity and Inclusion needs are considered; • Projects are constructed in accordance with and receive building regulation and planning approval; • Works are commissioned and the Health & Safety file, Operation and Maintenance manuals are provided. • To work with and mentor Project Managers and Assistant Project Managers in the course of delivering projects and take an active role in helping them improve their professional skills and enhance their career development

However, it is a requirement of employments that the post holder be prepared to work at any additional or different location owned or served by the College either on an ongoing or temporary basis after due consultation.
