Keeping the Value of Your Home Mobile homes require routine maintenance. Just like any other investment, you want to make sure your mobile home is a good investment. With that in mind, it is important to dedicate some time and resources to maintain your manufactured home. By carrying out regular maintenance, you will keep your asset in good condition. Here are some tips: Check to See if Your Manufactured Home is Level It is the responsibility of each homeowner to check their home for structural damage. Proper Skirting Ventilation Keeping a manufactured home clean and dry is a lot easier with skirting. The skirting prevents water from penetrating the home from the ground or from outside weather conditions. Understand the Plumbing System in Your Home Remember, in manufactured homes, the plumbing pipes are hidden beneath the structure and stubbed up through the floor, rather than being hidden within the

Please SLOW Down When you speed through a our neighborhood and hit someone with your vehicle, is it really an “accident”? Sure, you didn’t mean to hurt anyone, but you were, in fact, breaking the law, and driving dangerously. Children can come out of nowhere. Coachland streets are not your highways ! Please slow down; we are raising our children here! Two vehicles per homesite are allowed and are to be parked on Resident's parking pad and not on the landscaped or other areas of the homesite. Residents' may not park in the neighbor’s parking pad, block a neighbor's parking area, or extend into the road. If a Resident has more than two (2) vehicles, arrangements must be made with Management for parking of the extra vehicle, and payment of the applicable extra vehicle charges. Guest Parking is to be used for short-term parking only. A vehicle must not remain in Guest Parking without being moved for more than seventy-two (72 hours), or three (3) days. Any vehicle parked in Guest Parking overnight must have a parking pass. Residents are not to park their vehicles in Guest Parking overnight, except where they have more than two (2) vehicles and the extra vehicle(s) are registered with Management and are paying the extra vehicle charge on a monthly basis. Short-term (15-20 minutes) parking is permitted for loading/unloading only. Per California Law, "No vehicle parking shall be allowed on two-lane, two- way roadways less than thirty-two (32) feet in width.” Coachland roads are twenty-eight (28) feet or less in width. Do You Know the Parking Rules? Unfortunately, we have a lot of residents parking on our streets and in the dirt. Please review our rules and make the proper changes! As stated in the rules: PARKING Parking is permitted only in designated parking spaces. VEHICLES ARE NOT TO BE PARKED ON THE STREETS! Service vehicles may park on the street while servicing a home/homesite.

walls, as they are in site-built homes. Make Roof Maintenance a Top Priority

The roof is one of the most important parts of your manufactured home. It protects everything inside, including the electrical wiring. Keep Your Home Clean Debris is a form of waste that accumulates around your home. When you pile up dirt and debris in one place, it can collect large amounts of moisture over time, leading to significant water damage. Check Your Utility Bills Regular mobile home maintenance of your heating and cooling systems is essential when it comes to saving money. You can catch any problems before they become worse and more difficult to fix by performing routine checks. This will also reduce the risk of experiencing an unexpected outage or breakdown in your home. Learn How to Inspect a Mobile Home As a homeowner, you should be mindful that you are the best person to know what’s happening in your home. You can do an inspection of your home regularly to better inform yourself of possible upcoming issues that may arise.
